BRRRR Operations Coordinator (Remote – Philippines-Based)Overview

We are seeking a detail-oriented and proactive BRRRR Operations Coordinator to support our real estate investment operations in Texas, USA. This remote role is ideal for someone experienced in U.S. property management, rehab coordination, and leasing workflows. The Coordinator will be responsible for implementing and tracking all post-acquisition phases of the BRRRR strategy — Rehab, Rent, and Refinance — while collaborating with our Operations Manager and on-the-ground partners.

You'll work with tools like AppFolio, Google Sheets, QuickBooks, and our custom AI-powered BRRRR analysis system to ensure each property progresses efficiently through renovation, leasing, and refinance stages.

This is a remote, full-time position for candidates based in the Philippines who can work U.S. Central Time hours and communicate effectively with our Houston-based operations team.

Key Responsibilities

  • Track each property's BRRRR implementation timeline (rehab → rent → refinance).
  • Coordinate with contractors, property managers, and lenders to update progress reports.
  • Maintain organized project documentation in Google Drive and AppFolio.
  • Monitor renovation schedules, budgets, and invoices.
  • Support the Operations Manager with weekly portfolio summaries and task updates.
  • Verify rent readiness, leasing activity, and turnover progress in AppFolio.
  • Update and reconcile rehab expenses in QuickBooks and Google Sheets.
  • Ensure compliance with internal checklists and documentation standards.
  • Communicate daily with the Texas-based operations and acquisitions teams.
  • Identify bottlenecks and suggest process improvements to improve property cycle time.

Required Skills and Qualifications

  • 2+ years of experience in U.S. real estate operations, property management, or rehab coordination.
  • Strong working knowledge of AppFolio, Google Sheets, and QuickBooks Online.
  • Excellent written and verbal communication skills in professional English.
  • Proven ability to manage multiple projects and deadlines remotely.
  • High attention to detail and accuracy in documentation and reporting.
  • Strong organizational skills and a proactive problem-solver mindset.
  • Familiarity with the BRRRR process (Buy, Rehab, Rent, Refinance, Repeat) preferred.
  • Experience coordinating with U.S. contractors, lenders, or property managers is a plus.

Technical Requirements

  • Reliable high-speed internet connection (minimum 50 Mbps)
  • Processor: Intel i5 (or equivalent) or higher
  • Minimum 8 GB RAM and 100 GB available storage
  • Noise-canceling headset and HD webcam
  • Quiet and professional home office setup
  • Backup internet and power solutions
  • Ability to work U.S. Central Time hours (Monday–Friday)

Compensation

  • Monthly salary: $2-$2.5 per work hour (or equivalent in PHP), hours in a month
  • Paid via PayPal or Wise (no tax or benefits deductions as remote contractor)
  • Full-time position: 9-hour shift with 30-minute unpaid break, 2 rest days per week
