Property Management Assistant Job Description

The successful candidate will be responsible for ensuring that all units, mailboxes, and parking slots for RFO (Postcon projects) meet industry standards as approved by management. This includes inspecting units, mailboxes, and parking slots to ensure they are complete and compatible with the requirements of the project.

">Responsibilities:
  • Assist in the inspection of units, mailboxes, and parking slots to ensure they meet industry standards.
  • Confirm connection of utility meters to units.
  • Conduct continuity tests on electrical systems and auxiliaries, including wiring devices.
  • Perform functionality tests on smoke/heat detectors and T&B exhaust fans.
  • Conduct flow tests on water lines and slope-to-drain tests on T&B and balcony areas.
  • Verify the completeness and compatibility of keys for units and mailboxes turned over by contractors.
  • Endorse fully accepted units from contractors to the Buyers Turn-over Group - Site Operations.
  • Evaluate buyers' punch lists endorsed by the Buyers Turn-over Group before creating job orders.
  • Monitor timely completion of unit rectification based on buyers' punch lists.
  • Prepare official re-endorsement of rectified units to the Buyers Turn-over Group and distribute necessary reports.
  • Assess defects on unsold and not yet turned-over units endorsed by the Buyers Turn-over Group and endorse to QS Engineering for JO creation.
  • Evaluate defects on occupied units endorsed by PMD-Postconstruction Support Group and endorse for JO creation.
  • Ensure timely completion of rectifications based on endorsements from both groups.
  • Prepare and review punch lists for rectification/repair works for endorsement to Engineering-QS after warranty expiry.
  • Prepare relevant documents for internal memos and submit to QS Engineering for JO approval.
  • Oversee rectification works from start to finish.
  • Inspect and qualify completed works, prepare COCA and attachments.
  • Submit COCA for processing.
  • Tag completed units as FA/RA and coordinate turn-over schedule.
  • Perform other related tasks as assigned.
Qualifications
  • Preferably with at least 1 year of relevant construction engineering experience from a reputable property developer, real estate, or contractor.
  • Must be a graduate of Engineering or Architecture or equivalent from a reputable institution.
