Property Appraiser(Real Estate Appraisal) - Full time, Remote
· Role Summary
1.1 We are seeking an experienced Property Appraisal Specialist to join our team. In this role, you will leverage your background as a public adjuster, insurance adjuster, or property appraiser to evaluate property damage and produce comprehensive assessment reports (approximately 60–70 pages) with detailed cost estimates and repair justifications.
1.2 This position is full-time and fully remote, requiring availability during Pacific Standard Time business hours (4:00 AM – 2:00 PM PST). The ideal candidate is highly detail-oriented and adept at documenting findings, with the ability to clearly justify repair costs. You must also have a reliable home office setup (your own laptop and high-speed internet) to effectively perform in this role.
· Essential Duties and Responsibilities
2.1 Conduct In-Depth Property Assessments: Perform thorough evaluations of property damage by reviewing all available evidence (photos, videos, measurements, etc.) and investigating the cause of loss to capture the full extent and origin of damages. This may involve virtual inspections or coordinating with on-site personnel to gather necessary information.
2.2 Estimate Repair Costs: Research and determine accurate repair and replacement costs for damaged property components. Utilize up-to-date pricing data (materials and labor rates) and estimation software (e.g., Xactimate) to generate detailed cost breakdowns for all required repairs.
2.3 Prepare Detailed Reports: Compile findings into comprehensive written reports (~60–70 pages) that include a line-by-line estimate of costs and clear justification for each recommended repair. Ensure that each report is easy to understand and thoroughly documents the assessment results and methodologies used.
2.4 Ensure Compliance and Accuracy: Verify that all evaluation reports meet industry standards and company guidelines, providing accurate documentation and supporting evidence for the assessed damages. Double-check calculations, adhere to any relevant appraisal/adjusting regulations, and maintain consistency in formatting and terminology throughout the report.
2.5 Stakeholder Communication: Coordinate and communicate with relevant stakeholders such as insurance adjusters, public adjusters, clients, or contractors. Gather additional information as needed, answer questions about your findings, and explain the rationale behind cost estimates and repair recommendations in a clear, professional manner.
2.6 Follow-Up and Revisions: Perform follow-up reviews on assessments when necessary. If new information or further damage is discovered, revise and update your reports to reflect the additional findings. Ensure that final reports are up-to-date and accurately adjusted before submission.
2.7 Continuous Improvement: Stay current on building repair techniques, construction cost trends, and appraisal methodologies. Continuously refine your knowledge to improve the accuracy of valuations and the quality of your assessment reports. Also, maintain organized records of all assessments and supporting documents for reference and quality control.
· Requirements and Qualifications
3.1 Experience: Proven experience working as a public adjuster, insurance claims adjuster, or property appraiser. A strong understanding of property damage assessment and the insurance claims process is essential. (Experience in related roles evaluating property damage and losses is highly valued.)
3.2 Technical Reporting Skills: Demonstrated ability to produce detailed property assessment reports or similar technical documents (often 50+ pages) with a high degree of accuracy and thorough justification of findings. You should be comfortable documenting complex information and defending your conclusions in writing.
3.3 Knowledge Base: Excellent analytical skills and solid knowledge of building construction, repair processes, and typical property damage costs. This expertise enables you to accurately evaluate damage and provide realistic repair estimates.
3.4 Software Proficiency: Proficiency with property damage estimating tools and software (for example, Xactimate or other insurance appraisal programs) and with standard office software (e.g., Microsoft Word, Excel). The ability to input and analyze data in these tools is required for generating detailed estimates.
3.5 Attention to Detail and Communication: High attention to detail and accuracy in all work products, coupled with excellent written and verbal communication skills. You must be able to clearly articulate findings and explain the reasoning behind repair estimates and recommendations.
3.6 Independence and Time Management: Strong time-management skills and self-direction are critical. The role requires the ability to work independently and efficiently in a remote environment, managing multiple assessment projects while meeting deadlines and maintaining quality.
3.7 Work Schedule Availability: Availability to work full-time during the hours of 4:00 AM – 2:00 PM PST (Pacific Standard Time), Monday through Friday, to align with team and client schedules.
3.8 Remote Work Setup: A reliable home office setup, including your own laptop or desktop computer and a stable high-speed internet connection, is required. The ability to conduct video meetings and utilize online collaboration tools is also necessary for remote communication.
(Preferred Qualifications: While not required, any relevant professional licenses or certifications – such as an active public adjuster license or an appraisal certification – would be a plus. Experience with insurance claim management or additional industry training would also be beneficial.)
