Real Estate Appraisal Assistant (U.S. Market)

About the Role

We are looking for a high-level Appraisal Assistant who already has hands-on experience working for a U.S. residential real-estate appraiser.

This is not an entry-level position. You must be a fast learner, detail-oriented, strong with common sense, and able to work independently without constant supervision. You will support all stages of the appraisal process, including: comparable selection market, research, data verification, writing comments, preparing reports in TOTAL by a la mode, quality control checks, communication with AMCs when needed. If you thrive in a fast-paced, analytical, and detail-heavy environment, this position is for you.

  1. Experience working for a U.S. appraiser. You must have previously assisted an appraiser or appraisal company and understand comps selection logicGLA, condition ratings, location factors, UAD compliance, MLS research, contract analysis, revision handling, reconciliation logic, photo labeling 1004 / 1073 / 1025 familiarity, land value reasoning.

  2. Strong experience with TOTAL by a la mode. You must be comfortable with:

building full reports, importing comps, sketch reviewing, verifying UAD flags, creating addenda, using SmartAdjust, working with templates, PDF addendums.

  1. Excellent written English. You will write professional, lender-friendly comments such as:

GLA variance explanations, condition/quality justifications, bedroom/bath count differences, location issues, functional utility, sales history discrepancies, revision responses .

  1. High common sense and analytical thinking. You must be someone who:

catches mistakes, does NOT just say "yes sir", works independently, thinks logically, asks the right questions, flags inconsistencies before the lender does, understands when comps don't make sense, double-checks their own work

  1. Ability to work U.S. (EST) hours, Real-time communication is required.

You Must Submit:

  1. A short paragraph about your prior U.S. appraisal experience

  2. A sample report or screenshots of your work inside TOTAL (remove client info)

  3. A 1-minute voice note introducing yourself (optional but preferred)

  4. Confirmation you can work U.S. EST hours

Job Type: Full-time

Pay: Php40, Php50,000.00 per month
