Job Summary
The Revenue Manager is responsible for maximizing the property's revenue performance by developing and implementing pricing strategies, managing distribution channels, and analyzing market demand. This role ensures that room rates, occupancy levels, and inventory allocations are optimized to achieve profitability while maintaining competitiveness in the hospitality market. The Revenue Manager acts as a key decision-maker in driving ADR, RevPAR, and GOP targets.
Duties & Responsibilities
Revenue Strategy & Pricing
- Develop and implement dynamic pricing strategies (BAR, seasonal, promotional).
- Forecast demand, monitor occupancy, and adjust pricing to maximize yield.
- Identify opportunities for upselling, cross-selling, and long-stay programs.
Inventory & Distribution Management
- Oversee room allocations across OTAs, direct channels, and corporate accounts.
- Manage availability and restrictions (LOS, stop-sell, closed-to-arrival).
- Ensure accurate and timely updates across CRS, PMS, Channel Manager, and OTAs.
Market Analysis & Benchmarking
- Analyze competitor pricing, market trends, and guest demand patterns.
- Monitor pickup reports, booking pace, and group/corporate segments.
- Provide management with insights on competitive positioning.
Performance Reporting
- Prepare daily, weekly, and monthly revenue reports (Occupancy, ADR, RevPAR, GOPPAR).
- Conduct variance analysis between forecast vs. actual results.
- Recommend corrective actions to meet revenue targets.
Collaboration & Support
- Work with Sales & Marketing on promotions, packages, and distribution campaigns.
- Support Reservations and Front Office in upselling techniques.
- Collaborate with Finance to align forecasts with budgets and P&L projections.
System Optimization
- Ensure proper use of RMS, PMS, and Channel Manager systems.
- Recommend automation and system upgrades to improve efficiency.
- Train staff on revenue management best practices.
Qualifications
- Bachelor's degree in Hospitality Management, Business, or related field.
- Minimum 5 years of experience in revenue management, reservations, or front office in hotels/resorts. 3 years experience in the same position.
- Strong knowledge of PMS, CRS, Channel Managers, and OTA extranets.
- Understanding of hotel KPIs (ADR, RevPAR, GOP, NOP) and revenue forecasting.
- Advanced proficiency in MS Excel; knowledge of BI tools is an advantage.
