Role Purpose:

We are seeking a Business Development Director who will lead Lhoopa's land acquisition, joint venture (JV), and distressed asset strategy. The role will focus on raw land JVs—managing the process from opportunity sourcing, structuring, and negotiation, through to securing the License to Sell (LTS).

Beyond land JVs, this leader will also:

  • Build partnerships with developers to help them meet socialized housing compliance requirements.
  • Identify and acquire distressed or foreclosed assets from small developers or banks, using direct cash transactions to expand Lhoopa's project pipeline.

The Director will focus on origination, negotiation, and execution. Detailed financial modeling, sensitivity analyses, and investment evaluations will be ably supported by the Vice President of Business Development, to whom this role reports.

Key Responsibilities:

  1. Land Joint Ventures (Core Focus)

  2. Source and evaluate raw land opportunities suited for socialized and affordable housing projects.

  3. Structure and negotiate JV agreements with landowners on commercially sound and risk-protected terms.
  4. Oversee due diligence processes across legal, technical, and zoning aspects.
  5. Drive projects through permitting and regulatory requirements until LTS.
  6. Institutionalize a repeatable JV framework to scale the acquisition pipeline.

  7. Developer Partnerships (Compliance & Growth)

  8. Establish partnerships with developers requiring socialized housing compliance solutions.

  9. Structure JV/partnership models that allow Lhoopa to integrate into partner pipelines.
  10. Ensure compliance structures meet DHSUD requirements and timelines.

  11. Distressed Asset Acquisitions

  12. Identify acquisition opportunities from small or mid-sized developers facing insolvency or foreclosure.

  13. Negotiate and close direct cash acquisitions of distressed projects from developers or banks.
  14. Conduct accelerated due diligence to secure high-potential projects at favorable valuations.
  15. Integrate acquired projects into Lhoopa's pipeline while safeguarding compliance and margin standards.

  16. Leadership & Stakeholder Engagement

  17. Lead internal coordination across legal, technical, and operations teams for JV and distressed asset transactions.

  18. Mentor and develop BD Managers and Associates to sustain a high-quality pipeline.
  19. Represent Lhoopa in engagements with landowners, LGUs, banks, regulators, and developer partners.

Key Qualifications:

  • 10–15 years of experience in Philippine real estate development, acquisitions, or investments, with proven expertise in raw land JVs and distressed asset deals.
  • Demonstrated success in closing large-scale JV and/or acquisition transactions (hundreds of millions in project value).
  • Strong network across banks, developers, and regulatory bodies relevant to distressed and foreclosed assets.
  • Strong knowledge of DHSUD regulations and socialized housing compliance frameworks.
  • Excellent negotiation and stakeholder management skills.
  • Ability to manage complex regulatory processes and guide projects to LTS completion.
  • Leadership capability to build and scale a BD team.
