Primary Function

Assists the Leasing & Operations Senior Manager in all activities related to leasing and operations to maximize merchant sales, property occupancy, and rental revenues. Builds and maintains strong relationships with merchants.

Duties and Responsibilities

  • Assists in the day-to-day operations, building management and maintenance of commercial building properties and land leases.
  • Implements enhancement programs for the malls in accordance with management's directives.
  • Monitors market conditions and trends, spaces for lease, and conducts viewing of available spaces with prospective tenants.
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Monitors operating expenses and ensures that it is within budget.
  • Prepares periodic reports on performance of leasing activities, retail operating expenses, P&L budget to management.
  • Acts as an account manager for all tenants which involves negotiation of lease conditions, daily coordination with tenants to identify and resolve issues, implementation of lease Terms and Conditions, and ensuring their safety and security.
  • Seeks out first to market brands and new concepts.
  • Coordinates with marketing team in development and implementation of marketing events and activities.
  • Performs other job-related duties that may be assigned from time to time.

Qualifications

  • Bachelor's in science graduate from a four-year course in Marketing, Business Administration or equivalent.
  • At Least three (3) years of experience in mall leasing and/or operations, administration of real estate development and management work
  • Knowledge of training in basic Accounting, BOSCH

  • Strong Communication and interpersonal skills
  • Skilled in financial and technical risk analysis
  • Negotiation Skills
  • Familiarity with applicable local and national laws and regulations related to leasing
  • High level of organization and attention to detail
  • Strong presentation skills
