Assistant Building Administrator

Assists the Building Administrator on managing daily operations and maintenance of the assigned building, tenant relations, and compliance with regulatory standards and codes.
DUTIES AND RESPONSIBILITIES
Assumes the responsibility of the Building Administrator, in case of absence which includes:
All tasks assigned to the Building Administrator which should be immediately accomplished on the specific day
- Serves as Incident Commander, as head of emergency response team during any type of incident
- Acts as Pollution Control Officer and liaison to LLDA
- Ensures conformity with RA 11285 reporting to DOE and assumes the position as Energy Manager
- Prepares scope of service and required frequency schedule.
- Processes requisition of all material parts and equipment.
- Inspects vacated space and generates purchase request-based utility requirement.
- Oversees and/or coordinates maintenance/repair work assignments by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work.
- Assists in the preparation of Operating and Capital Budgets.
- Submits periodic reports to the Building Administrator pertaining to building operation and in-house equipment maintenance and downtime.
MINIMUM REQUIREMENTS
Bachelor's degree in Engineering, Business Administration, Real Estate or Property Management or any related field
At least 3 years' experience in Property Management as Building Engineer or Property Manager
Knowledge of relevant laws, regulations, and building codes.
