CM/PM WORKS

1. Pre-Construction Phase

1.1. Project Planning & Programming

  • Review client brief and translate into design, cost, and timeline goals.
  • Prepare high-level program (design, permits, procurement, construction).
  • Flag potential risks, technical constraints, and design gaps early.

1.2. Design Coordination

  • Attend design review meetings, check constructability and compliance.
  • Recommend material alternatives or construction techniques to reduce cost/time.
  • Align drawings with site conditions and execution strategy.

1.3. Cost Estimation & BOQ Preparation

  • Prepare detailed cost estimates at each design stage (concept, schematic, detailed).
  • Develop Bill of Quantities (BOQ) based on drawings, specs, and scope.
  • Perform quantity take-offs using AutoCAD or take-off software.
  • Identify unit rates, labor, materials, equipment, and indirect.
  • Analyze cost benchmarks from past projects or industry databases.
  • Maintain a unit price library for quick, reliable costing.

1.4. Bidding & Procurement Support

  • Prepare bid packages (scope of works, BOQ, technical specs).
  • Evaluate and compare contractor bids (price breakdowns, exclusions, schedules).
  • Assist in selection and recommendation of contractors/suppliers.
  • Conduct or attend clarification meetings with bidders.

1.5. Permits & Authority Coordination

  • Monitor all permitting requirements and timelines.
  • Liaise with the permitting team or consultants to ensure timely submissions and approvals.
  • Provide technical inputs required for building, zoning, and other authority requirements.

2. Construction Execution Phase

2.1. Site Mobilization & Setup

  • Oversee mobilization of contractors, manpower, and equipment.
  • Validate readiness of permits, safety plans, utilities, and temporary works.

2.2. Construction Supervision

  • Conduct regular site walks to monitor progress, safety, and quality.
  • Ensure compliance with drawings, technical specs, and schedule.
  • Address RFIs, technical clarifications, or site issues.
  • Coordinate between trades and manage interfaces (e.g. MEP with civil works)
  • Preparing of workers salaries based on accomplishments
  • Management of foreman, sub contractors, suppliers, ensuring mobilization and smooth installation on site.
  • Hold frequent/weekly meetings with foreman, sub contractors, suppliers
  • Preparing material order list for foreman group, assist the site as needed.

2.3. Project Tracking & Reporting

  • Update construction timeline and ensure milestone alignment.
  • Maintain progress dashboards and highlight delays or blockers.
  • Lead weekly coordination meetings (internal and with client).
  • Submit progress reports (narrative, photos, updates, critical concerns).

2.4. Cost & Contract Administration

  • Track and validate contractor accomplishments and billing.
  • Compare billed quantities to actual site progress.
  • Prepare or review variation orders (VOs) and change order logs.
  • Ensure all commercial changes are documented, approved, and tracked.

3. Quality, Safety & Compliance

3.1. Quality Assurance

  • Review method statements and material submittals.
  • Witness key quality checkpoints (concrete pours, waterproofing, MEP installations).
  • Coordinate with consultants for inspections and sign-offs.

3.2. Safety Oversight

  • Ensure implementation of safety protocols on site.
  • Review safety logs, incident reports, and corrective actions.

4. Commissioning, Turnover & Close-Out

4.1. Testing & Commissioning

  • Coordinate start-up and testing of MEP systems.
  • Facilitate commissioning documentation and consultant witnessing.

4.2. Final Turnover

  • Oversee final punch listing and defect resolution.
  • Coordinate as-built drawings, manuals, and warranties.
  • Ensure all turnover requirements are completed and accepted by client.

4.3. Project Closure

  • Prepare final cost report.
  • Close out all contracts and submit final documentation.
  • Capture learnings and recommendations for future projects.

5. Commercial Management & Cost Engineering

5.1. Value Engineering

  • Propose material or system alternatives to reduce cost or timeline.
  • Collaborate with design and construction teams to align VE proposals with client priorities.

5.2. Cost Monitoring

  • Maintain running cost report (budget vs actual).
  • Anticipate cost overruns and advise corrective action.
  • Support in final project cost reconciliation.

Job Types: Full-time, Fixed term

Contract length: 6 months

Pay: Php40, Php50,000.00 per month
