Transaction Operator & Analyst (Real Estate Disposition)

Location: Remote (U.S. EST Hours)

CASA One Residential is a U.S.-based real estate investment company focused on acquiring, structuring, and reselling residential properties across Florida.

We operate end-to-end — from acquisition to disposition — creating seamless, efficient transactions for sellers, buyers, and investors.

We are seeking a Transaction Operator & Analyst to support our Disposition department in managing property transactions from contract to close, coordinating with title companies, maintaining data accuracy, and conducting property analysis to guide pricing and exit strategy decisions.

This role requires a unique combination of transaction management, operational precision, and analytical ability — perfect for someone who thrives on structure, detail, and data-driven real estate decisions.

Key Responsibilities1. Transaction Coordination

  • Manage the entire contract-to-close process for all disposition files.
  • Send Purchase Agreements and Assignments to title companies; confirm receipt and initiate title searches.
  • Coordinate with title officers, lenders, buyers, and internal teams to move deals forward efficiently.
  • Track and update all deal milestones using the TC Tracker Sheet, REsimpli CRM, and Google Drive.
  • Verify that all seller and buyer documents are signed, received, and uploaded correctly.
  • Add and maintain all key dates (inspection period, closing dates, contingencies) in Google Calendar.
  • Confirm receipt of Earnest Money Deposits (EMD) and monitor title clearance daily.
  • Communicate proactively with all parties to prevent closing delays.

2. Pre-Closing Review and Post-Closing Wrap-Up

  • Request HUD/Settlement Statements 72 hours before closing; review all figures for accuracy.
  • Compare settlement statements against the contract to verify price, fees, and assignment values.
  • Secure final approval from leadership before closing.
  • After closing, update CRM and TC Tracker with profit, buyer details, and status.
  • Send all closing documents (HUDs, Deeds, Title Insurance, Wire Confirmations) to CPA and leadership.
  • Maintain a complete digital record of each transaction within company Drive.

3. Real Estate Data & Market Analysis

  • Analyze properties under contract to determine current market value, ARV, and rental potential.
  • Use data tools such as PropStream, Zillow, Redfin, and BatchLeads to evaluate comparable sales.
  • Prepare valuation sheets and disposition summaries outlining:
  • As-Is Value
  • ARV (After Repair Value)
  • Repair Cost Range
  • Recommended Exit Strategy (Assignment, Wholetail, Flip, or Rental)
  • Track and report buyer feedback and price adjustments across all active listings.
  • Create weekly valuation and disposition reports summarizing trends, DOM, and pricing performance.

4. Operational Process & Reporting

  • Maintain structured filing and naming conventions across Google Drive, REsimpli, and Coda.
  • Generate weekly transaction and performance reports for leadership.
  • Update and maintain disposition dashboards and closing trackers.
  • Identify process bottlenecks and propose improvements to enhance efficiency.
  • Collaborate with the Disposition Manager, Marketer, and Head of Dispo to ensure operational alignment.

Qualifications

Required:

  • 2+ years of experience in real estate transactions, title coordination, or disposition support.
  • Proven knowledge of title, escrow, and closing procedures in U.S. real estate (Florida experience preferred).
  • Strong proficiency with Google Workspace (Drive, Sheets, Docs, Calendar) and CRM systems (REsimpli or similar).
  • Advanced skills in data organization, spreadsheet management, and reporting.
  • Fluent English with professional written and verbal communication.
  • Exceptional organization, accuracy, and attention to detail.
  • Available to work during EST hours.

Preferred:

  • Experience in real estate wholesaling or investment firms.
  • Familiarity with PropStream, BatchLeads, Redfin, or Zillow for market analysis.
  • Prior work experience with U.S.-based Title Companies or understanding of title commitments and HUD reviews.
  • Ability to interpret data and make recommendations on pricing and disposition strategy.

Job Type: Full-time

Pay: Php Php470.00 per hour

Expected hours: 40 – 55 per week
