Reports to: Property Manager / Condominium Corporation / Developer
Employment Type: Full-Time
Job Summary:
The Operations Manager is responsible for overseeing the day-to-day operations of the high-rise condominium, ensuring that all facilities, services, and building systems are functioning efficiently and in compliance with regulatory standards. The role requires strong leadership and organizational skills, with a focus on delivering excellent service to residents and maintaining the property in prime condition.
Key Responsibilities:1. Building Operations & Maintenance
- Supervise maintenance of all building systems (elevators, HVAC, fire protection systems, plumbing, electrical, generators, etc.).
- Coordinate preventive maintenance schedules and emergency repairs.
- Oversee cleanliness, sanitation, and general upkeep of all common areas (lobby, hallways, amenities, parking, etc.).
2. Security & Safety
- Manage security personnel or contractors to ensure 24/7 safety of residents and property.
- Ensure implementation of safety protocols and emergency preparedness (fire drills, evacuation plans).
- Conduct regular inspections and incident investigations when needed.
3. Staff Management
- Supervise and evaluate performance of all on-site staff including maintenance, housekeeping, security, and front desk personnel.
- Manage work schedules, training, and performance improvement plans.
4. Vendor and Contractor Coordination
- Source, evaluate, and manage service providers (e.g., pest control, elevator servicing, waste management, landscaping).
- Monitor compliance with service level agreements and contract terms.
5. Budgeting and Financial Monitoring
- Assist the Property Manager and Board in preparing and managing the annual operating budget.
- Monitor expenses related to operations and recommend cost-saving measures.
- Oversee inventory and procurement of maintenance supplies and equipment.
6. Resident Relations
- Serve as the point of contact for operational concerns and complaints from residents.
- Maintain professional and timely communication with homeowners/tenants.
- Support community events and resident engagement initiatives as needed.
7. Regulatory Compliance
- Ensure compliance with all LGU and national government requirements (BFP, DOLE, HLURB/ DHSUD, DENR, etc.).
- Oversee documentation for building permits, safety inspections, sanitation, and waste disposal.
8. Reporting and Documentation
- Submit regular reports on operations, maintenance status, incidents, and staff performance to the Property Manager or Condominium Corporation.
- Maintain accurate records of maintenance, expenses, vendor contracts, and incident logs.
Qualifications:
- Bachelor's degree in Business Administration, Property Management, or related field.
- At least 2–5 years of experience in condominium or property management (preferably high-rise).
- Strong leadership and people management skills.
- Working knowledge of building systems and preventive maintenance.
- Familiar with BFP, HLURB/DHSUD, and local government compliance requirements.
- Excellent communication and organizational skills.
- Proficient in MS Office and building management software (if applicable).
- Residing in or near San Fernando, Pampanga is a plus.
Work Schedule:
- Monday to Saturday (with on-call availability during emergencies)
