Job Summary:
The Operations Manager is responsible for overseeing the day-to-day operations, maintenance, security, housekeeping, and administrative functions of a high-rise residential condominium. This role ensures that all building systems and services operate efficiently, comply with safety standards, and meet the expectations of residents and stakeholders. The Operations Manager will also manage staff and external service providers to deliver a clean, safe, and well-maintained living environment.
Key Responsibilities:
1. Facility Operations & Maintenance
- Oversee the proper functioning of all mechanical, electrical, plumbing, and HVAC systems.
- Schedule and supervise preventive maintenance and repair works.
- Coordinate with contractors, suppliers, and utility providers.
- Monitor building infrastructure and identify areas for improvement or renovation.
2. Staff & Vendor Management
- Supervise on-site personnel, including maintenance, housekeeping, and security staff.
- Schedule and evaluate staff performance, and ensure compliance with company policies.
- Manage third-party service providers to ensure quality and timely service delivery.
3. Safety & Compliance
- Ensure compliance with local government regulations, building codes, fire safety standards, and condominium laws (e.g., R.A
- Lead emergency preparedness drills and develop risk management procedures.
- Ensure security protocols are up-to-date and followed at all times.
4. Budgeting & Cost Control
- Assist the Property Manager in preparing annual operational budgets and monitoring expenditures.
- Source and evaluate quotations for maintenance and procurement.
- Track utilities and other consumables to control costs and reduce waste.
5. Resident Relations
- Address and resolve residents' concerns or complaints professionally and promptly.
- Maintain communication with the Condominium Corporation, Board of Trustees, and unit owners.
- Ensure high levels of resident satisfaction and enforce house rules.
6. Administrative & Reporting
- Prepare regular operational reports for management or the Board.
- Maintain accurate records of maintenance activities, inventories, and incidents.
- Support administrative functions, including document control and procurement requests.
Qualifications:
- Bachelor's degree in Engineering, Property/Facility Management, Business Administration, or related field.
- At least 3-5 years of experience in condominium/building operations or property management.
- Knowledge of building systems (electrical, mechanical, plumbing, etc.).
- Familiar with Philippine condominium laws, building code, fire code, and local ordinances.
- Strong leadership, communication, and interpersonal skills.
- Proficient in MS Office; knowledge of property management systems is an advantage.
- Willing to be based full-time in San Fernando, Pampanga.
