About the role

Isetann Department Store, Inc. is seeking an experienced and driven Head of Business Development - Leasing to join their growing team in Recto Quiapo, Manila City. In this full-time role, you will be responsible for leading the leasing strategy and negotiations for Isetann Department Store, Inc., commercial property portfolio. This is an excellent opportunity to make a significant impact on the company's expansion and growth plans.

Key Responsibilities:

  • Business Development & Sales:

  • Identify and prospect new potential tenants (local, regional, and international brands) that align with the mall's merchandising strategy and target demographics.

  • Proactively engage in cold calling, networking events, industry conferences, and market visits to generate new leads.
  • Prepare and deliver compelling presentations and proposals to prospective tenants, highlighting the mall's unique selling propositions and market advantages.
  • Develop and implement creative leasing strategies and packages to attract high-quality tenants and fill vacant spaces.
  • Achieve and exceed assigned occupancy and rental income targets.
  • Lease Management & Negotiation:

  • Manage the entire leasing cycle from initial inquiry to lease execution, including preparing offers, letters of intent, and lease agreements.

  • Negotiate lease terms, rental rates, escalation clauses, fit-out periods, and other commercial aspects to optimize revenue and ensure favorable conditions for the mall.
  • Work closely with legal counsel to ensure all lease agreements are legally sound and compliant with relevant regulations.
  • Manage lease renewals and re-negotiations with existing tenants, ensuring tenant satisfaction and maximizing retention.
  • Market Research & Analysis:

  • Conduct in-depth market research to identify retail trends, competitor activities, and consumer preferences.

  • Analyze data related to existing tenant performance (sales, footfall), mall size, demographics, and competitive communities to inform leasing strategies.
  • Continuously monitor the tenant mix to ensure commercial profitability and alignment with the mall's brand positioning.
  • Provide regular reports and forecasts on occupancy trends, market conditions, and leasing performance to senior management.
  • Tenant Relationship Management:

  • Build and maintain strong, long-term relationships with current and prospective tenants, real estate brokers, and industry partners.

  • Serve as the primary point of contact for tenant inquiries, concerns, and feedback, ensuring prompt and satisfactory resolutions.
  • Collaborate with the mall operations and marketing teams to ensure tenant satisfaction, smooth move-ins/outs, and effective promotional support for tenants.
  • Develop and implement tenant retention programs and initiatives.
  • Strategic Planning & Reporting:

  • Contribute to the development of the mall's overall leasing plan and annual budget.

  • Prepare regular leasing reports, progress updates, and financial analysis for management.
  • Recommend and implement corrective actions to improve leasing performance and tenant mix.

Qualifications:

  • Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field. MBA is a plus.
  • Minimum of 5-7 years of proven experience in retail leasing, real estate, or business development, preferably within the shopping mall or commercial property industry.
  • Strong understanding of the retail real estate market, leasing principles, and legal aspects of lease agreements.
  • Demonstrated track record of achieving sales and occupancy targets.
  • Exceptional negotiation, sales, and presentation skills.
  • Excellent written and verbal communication abilities.
  • Strong interpersonal skills with the ability to build and maintain relationships at all levels.
  • Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
  • Proactive, self-motivated, and results-oriented with a strong business acumen.
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and leasing management software.
  • Ability to work independently and as part of a team.

Preferred Skills:

  • Knowledge of local real estate regulations and market nuances in the Philippines.
  • Established network within the retail and real estate brokerage community.
  • Experience with financial modeling and analysis related to leasing deals.
