Salary: ₱31,000
Pay Frequency: Semimonthly
Position Hours: 40 Hours/Week
Work Location: Davao City – Work From Home
The Maintenance Coordinator assists the property management team with client satisfaction and retention by promoting resident relations through ongoing follow-through and communication in all aspects of the property management cycle. The Maintenance Coordinator maintains excellent resident relations in communicating with residents and owners, answering inquiries pertaining to maintenance request status, approval of estimates, and general recommendations.
Essential Duties and Responsibilities
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, applicable state statutes, and all other laws pertaining to residential rentals, whether local, state, or federal.
- Receive work orders from residents reporting maintenance concerns, directing questions to resident to gauge specific nature of problem.
- Troubleshoot maintenance requests, referring to internal FAQs to isolate and identify the problem and attempt to correct over the telephone.
- Research property history as it applies to the problem reported.
- Assign work orders to specific vendors, obtaining estimates for work to be completed when requested and communicating with Property Manager to assign priority for completion.
- Maintain tracking system in property management software for all maintenance requests, ensuring routine work orders are completed within company guidelines, documenting the work order record as it progresses.
- Check invoices upon receipt ensuring expense are within estimated guidelines, work order is legible and is uploaded and attached to the computerized work order.
- Contact residents to ensure maintenance requests are processed in a prompt, professional manner and that resident are satisfied with the result.
- Ensure vendor invoices are reviewed and approved for payment no less than 3 times per week, with a strong emphasis during the 1st and 4th weeks of the month, to allow for timely payment to vendors and accurate owner statements.
- Ensure tenants are appropriately billed for maintenance issues
What You Will Need to be Successful
- High School education or equivalent
- Property management experience preferred
- Two to three years of customer service experience
- Excellent verbal and written English communication skills and strong organizational skills
- A customer-focused approach
- A professional and helpful demeanor is essential
Job Type: Full-time
Pay: Php31,000.00 per month
