Role Description
The Land Broker will support Interbiz in identifying, sourcing, and securing viable land parcels for project development. This role is ideal for someone with an existing network of landowners and sellers, established property listings, and hands-on experience in land acquisition, negotiation, and land aggregation.
The broker will play a key role in expanding Interbiz's land origination pipeline, bridging developers with suitable properties, and facilitating smooth documentation and negotiations between landowners and clients.
Key Responsibilities
1. Land Origination & Sourcing
- Provide access to
existing property listings
aligned with project requirements (size, zoning, location, proximity to infrastructure, etc.). - Identify new parcels through on-ground scouting, referrals, barangay contacts, and local networks.
- Validate land viability (access, terrain, ownership profile) before endorsement to Interbiz.
2. Land Aggregation
- Assist in consolidating multiple parcels into
viable contiguous project areas
for large-scale developments. - Coordinate with multiple landowners, claimants, or representatives to build unified property blocks for the project.
3. Land Acquisition & Negotiation
- Conduct
initial negotiations
with landowners, brokers, and families regarding price, terms, and willingness to transact. - Present project briefs and address basic questions from landowners.
- Facilitate meetings between landowners and Interbiz's internal team.
4. Documentation Coordination
- Secure and pre-screen basic property documents:
- Certified True Copies (TCT/OCT)
- Tax Declarations
- Tax Receipts
- Sketch plans & vicinity maps
- Coordinate landowner signatures and availability for DD, EJS (if applicable), DOAS/CTS signings.
5. Stakeholder Engagement
- Maintain strong relationships with landowners, barangay officials, municipal officers, and local intermediaries.
- Act as a liaison during negotiations and field activities.
6. Reporting & Pipeline Management
- Submit updated property lists, owner profiles, and negotiation status.
- Provide weekly updates on ongoing leads, negotiation results, and new opportunities.
Qualifications:
- Strong existing
network of landowners, local brokers, and sellers. - At least
2–3 years of experience
in land brokering, land acquisition, or real estate transactions. - Familiarity
with land documentation processes
(TCT/OCT, TD, EJS, DOAS/CTS, RPT, etc.). - Experience working on
land aggregation
for large projects (renewable energy, real estate, industrial). (Preferably) - Strong negotiation and people skills.
- Must be proactive, trustworthy, and able to work with minimal supervision.
- Willing to travel and conduct extensive fieldwork.
- Preferably with knowledge of local market values and land pricing trends.
