Construction Manager

Job Summary: To develop, establish and maintain quality engineering methodology and on time delivery of every project that will ensure the achievement of organizations objectives.

Job Responsibilities:

• Manage and execute management policies and requirements within his department/unit.
• Ensures that construction operations adheres to the Quality Management Standard System (Renovation, Housing & Land Development)
• Identifies resources needed and recommends team member's responsibilities.
• Manages day-to-day operational/implementation aspects of the construction department
• Effectively applies methodology and enforces project and housing standards.
• Adheres to the company quality assurance procedures.
• Recommends improvement in the company's engineering and construction systems and procedures
• Coordinates between departments and makes sure things are moving smoothly from construction department's deliverables

Specific Duties:

• Construction
• Provide general management of the construction department, schedule and secure detailed schedule including realistic activity, sequences and durations, allocations of labor and materials, processing of shop drawings and samples, and delivery of products requiring long lead time procurement including the client's occupancy requirements.
• Ensure timely execution (Renovation, Housing & Land Dev.) of the company's projects.
• Regularly monitor the schedule as construction and its progress. Identify potential variances between scheduled and probable completion dates. Review schedule of work and recommend measures to be undertaken by Contractors to accelerate work to meet the required completion date.
• Ensure proper documentation of construction in progress and proper reporting to the management
• Ensure that all valid punch lists and complaints by the client are properly monitored, documented and rectified in a timely manner.
• Monitoring of manpower and schedule including employees and contractors.
• Evaluation of contractors/suppliers claims (change order, billings & time extension).
• Ensure proper budgeting, forecasting, and use of resources
• Engineering
• Work hand in hand with the Acquisition Department to ensure proper and accurate estimation of properties to purchase.
• Ensure accuracy and correctness of plans and other technical documents related to engineering.
• Coordinate with HOA, LGUs and other government officers in securing necessary permits.
• Recommend approval on new contractors accreditation, billings and changes in engineering/construction related contracts.
• Ensuring that there is a proper monitoring, reporting and tracking of all engineering and construction related reports and documents.
• Project Development
• Manage Project Development team with information and plans needed to plan and launch projects in time and within the allocated budget
• Prepares design plans & BOM (land development)
• Lead the initial and final project brief from preparation of P&L. ELDC schedule & budget forecast
• Coordinate with Permits & Licensing on all required permits and documentation and provide these if necessary/applicable
• Prepare, update, and coordinate PD checklist
• Others
• Provide assistance to other team members in the department and other departments if needed.
• Other tasks may be assigned by the management from time to time.

Requirements:

• Graduate studies in Engineering related fields; license (prefer)
• With 5 to 8 years experience in Construction and Engineering (preferably from a real estate development company)
• At least 3 years experience in managing a team and leading it to success
• Proven success in Planning and development of projects
• Proven success in making operational and process decisions
• Able to solve problems quickly and creatively
• Able to organize and delegate assignments to team members, identifying each team member's strengths and using these to produce results
• Exceptional attention to detail and time management skills

Job Type: Full-time

Pay: Php40, Php65,000.00 per month
