About this role. . .
The Accounts Receivable Officer plays a critical role in managing resident financial transactions and ensuring accurate and timely accounting across property portfolios. This position is responsible for overseeing the virtual mailbox, processing payments, managing resident ledgers, and handling security deposit accounting. The role also supports property onboarding and offboarding processes, reconciliations, and assists in developing scalable solutions to improve AR workflows.
Key Responsibilities:
- Ownership of the virtual mailbox to include accurate posting of resident payments and initiating deposits to the appropriate client bank account
- Coordinate with operations to accurately record both monthly and emergency housing assistance payments to resident ledgers
- Review and process resident ledger adjustment requests in our proprietary operating system including addition and reversal of charges
- Prepare Statement of Deposit Accounting (SODA) for move outs within required legal time frames
- Enter SODA details into resident ledger, apply security deposit to any charges, process security deposit refunds, submit for reimbursements with SD alternative providers, when applicable
- Reconciliation and upload of beginning resident ledger balances during property onboarding process
- Perform close out accounting related to AR (security deposits, prepaids, AR aging) during the offboarding process
- Process bad debt write offs on resident ledgers, assist GL accounting with bad debt allowance calculations and questions
- Prepare monthly reconciliations of resident security deposits, prepaid rent balances, rent rolls, and revenue completeness
- Verify data and maintain accurate and thorough resident records
- Identify system limitations and areas of opportunity for improvement
- Assist with creation and implementation of department Standard Operating Procedures
- Perform ad hoc reconciliations and complete special projects related to revenue and accounts receivable as needed
Qualifications & Experience:
- Bachelor's Degree in accounting with 3+ years experience preferred
- MS Excel and Google Platform experience a mus
- Property Management and/or real estate experience a strong plus
- Take a problem-solving approach to job duties and can identify workflow pain points to help develop scalable solutions
