Account Management Associate is responsible for handling all documentation, coordination, and processing related to property title transfer, tax payments, and mortgage annotations. The role ensures timely and accurate submission of requirements to government agencies and internal departments to support smooth property turnover and compliance.

  • Key Responsibilities:

  • Mortgage Annotation:

    Coordinate with the bank and Register of Deeds (ROD) for mortgage annotation and release of documents.

  • BIR Taxes Payment:

    Process and settle Bureau of Internal Revenue (BIR) taxes related to property transactions, ensuring correct computation and timely filing.
  • Transfer Tax Payment:

    Prepare and process transfer tax payments with the local government unit (LGU).
  • CAR Application:

    Facilitate the application and release of the Certificate Authorizing Registration (CAR) from the BIR.
  • Transfer of Title:

    Handle and monitor the entire title transfer process until completion at the Register of Deeds.
  • Tax Declaration (TD) Transfer:

    Process the transfer of tax declaration under the buyer's name with the Assessor's Office.
  • Loan & Mortgage Agreement (LMA) Annotation:

    Ensure proper annotation of the LMA on the title and maintain updated records.
  • Real Property Tax (RPT) Payment:

    Monitor and process real property tax payments to avoid penalties.
  • Liquidation:

    Prepare and submit liquidation reports and supporting documents for all processed payments and transactions.
  • Updates Monitoring:

    Track and update the status of all documentation processes and coordinate with concerned departments for progress reporting.
