Property & Facilities Management
- Ensure the general upkeep, cleanliness, and maintenance of all common areas, amenities, facilities, showrooms, and model units.
- Guarantee the availability and efficient operation of project utilities (electricity, water, telephone, internet).
- Oversee site safety, cleanliness, and compliance with environmental and regulatory standards.
People & Operations Supervision
- Supervise and manage all personnel under the Property Management Office or Homeowners Association (admin, technical, housekeeping, security, liaison).
- Establish and maintain good relations with neighboring communities, organizations, and local government units.
Homeowners Association (HOA) & Community Management
- Lead the formation and organization of the Homeowners Association and ensure smooth operations until turnover to legitimate homeowners.
- Enforce house rules, community guidelines, and Deed of Restrictions.
- Meet monthly collection targets for association dues and assessments to maintain operational funds.
Turnover & Customer Service
- Handle the initial acceptance of completed units from the Construction team prior to owner turnover.
- Respond to homeowner inquiries, complaints, and concerns, and recommend appropriate corrective actions.
- Ensure timely and efficient resolution of unit owners' issues and requests.
Reporting & Administrative Tasks
- Prepare budget proposals, financial reports, operational plans, and other relevant documentation.
- Submit regular updates and reports to management.
Job Requirements
- Preferably a graduate of Civil Engineering or a Property Management–related course.
- At least 5 years of experience in property management, preferably in the real estate industry (residential/housing projects).
- Knowledgeable in building and community safety standards.
- Familiar with construction practices, property handover processes, and regulatory compliance.
- Strong customer relations skills and ability to handle homeowner concerns professionally.
- Willing to be assigned to Lipa City, Batangas.
