The Property Accountant is responsible for managing the financial activities of assigned properties, ensuring accurate accounting, timely financial reporting, and compliance with company policies and regulatory requirements. The role involves preparing financial statements, monitoring budgets, reviewing property expenses, handling tenant billing, and supporting property managers in maintaining the financial health of each property.

1. Financial Reporting & Analysis

  • Prepare monthly, quarterly, and annual financial statements for assigned properties.
  • Analyze variances between actual and budgeted expenses; provide explanations and recommendations.
  • Ensure timely submission of financial reports to management and relevant stakeholders.
  • Assist in annual budget preparation and forecasting activities.

2. Accounts Payable & Receivable

  • Review and verify invoices, billing statements, and payment requests for accuracy and compliance.
  • Process vendor payments, ensuring appropriate approvals and timely settlement.
  • Monitor and record tenant billings, collections, and outstanding balances.
  • Reconcile tenant accounts and coordinate with property management on collection concerns.

3. General Ledger Management

  • Maintain accurate and up-to-date general ledger entries for assigned properties.
  • Prepare journal entries, accruals, and adjustments as needed.
  • Ensure accuracy and completeness of financial records in line with accounting standards.

4. Bank Reconciliation

  • Perform monthly bank reconciliations for assigned accounts.
  • Investigate discrepancies and coordinate corrective actions with internal teams or banks.

5. Audit Support

  • Assist in internal and external audits by preparing required schedules, reports, and documentation.
  • Ensure compliance with accounting policies, internal controls, and regulatory standards.

6. Expense & Budget Monitoring

  • Track operational expenses and compare them against approved budgets.
  • Validate expenses submitted by property teams and ensure adherence to company guidelines.
  • Identify cost-saving opportunities and provide financial insights for property operations.

7. Tenant Billing & CAM Reconciliation

  • Prepare and issue tenant invoices (rent, utilities, CAM charges, penalties, etc.).
  • Perform annual Common Area Maintenance (CAM) and other reconciliations as required.
  • Coordinate with Property Managers on lease agreements to ensure accurate billing.

8. Documentation & Reporting

  • Maintain organized and complete accounting files, contracts, and financial records.
  • Generate financial summaries and reports requested by senior management.
