Position Title: Property and Asset Management Office Manager

A Property and Asset Management Office (PAMO) Manager is responsible for overseeing the efficient operation of a property management office and managing various aspects of property assets. The PAMO Manager is also responsible on maximizing and developing PRC's property portfolio, potential revenue and usage.

This role requires strong leadership, organizational, communication, and problem-solving skills. It involves collaborating with various stakeholders, managing a team, and ensuring the overall success of the managed properties.


Key Result Area: Duties and Responsibilities

A. Asset Management
  • Managing and maximizing the value of real estate assets by implementing strategies for rental income, property maintenance, and cost management
  • Meeting with clients, determining their needs and requirements, providing strategic advice and managing their assets accordingly
  • Preparing risk analyses and financial, investment and asset management reports
  • Creating, organizing and managing client portfolios
  • Monitoring asset performance and recommending corrective measures
  • Developing strategies to increase ROI and minimize risk factors and losses
  • Reviewing policies and making recommendations for potential adjustments
  • Staying updated with industry trends, regulations, and best practices in property and asset management
  • Collaborating with the asset management team, company analysts and senior executives
  • Liaising and negotiating with fund directors, property managers, attorneys, auditors, etc.

B. Property Portfolio Revenue & Usage
  • Review existing portfolio and recommend enhancements with a focus on growing revenue through maximized and regular usage
  • Evaluate current portfolio location/usage and recommend acquisitions/sales
  • Prepare detailed project plan including feasibility and financial analysis of prospective enhancements
  • Develop property and real estate network to ensure PRC is aware of potential opportunities
  • Handling budgets, rent collection, invoicing, and financial reporting to property owners or stakeholders
  • Developing long-term plans for property growth, asset enhancement, and investment returns

C. Property Management
  • Coordinating maintenance and repairs to ensure properties are well-maintained, safe, and in compliance with regulations
  • Prepare and maintain annual budgets and business plans for each property
  • Produce property and land valuations as required demonstrating an understanding of the location
  • Act as a representative of PRC for contract development, negotiation and disputes
  • Ensuring properties adhere to local, state, and federal regulations, including fair housing laws and building codes
  • Develop and implement property management policies and process as required
  • Developing and implementing marketing strategies to attract potential tenants and investors
  • Providing regular reports on property performance, financial status, and occupancy rates to stakeholders
  • Maintaining accurate records of property-related transactions, tenant information, and maintenance activities
  • Partner with PRC employees to ensure properties are maintained
  • Handling emergencies and crisis situations related to property management, such as natural disasters or security breaches
  • Advertising vacancies, screening tenants, negotiating leases, and minimizing vacancy periods

D. Vendor Management
  • Coordinating with contractors, suppliers, and service providers for property repairs and maintenance
  • Negotiating contracts, agreements, and terms with vendors, tenants, and property owners

E. Tenant Relations
  • Interacting with tenants, addressing their concerns, handling lease agreements, and ensuring a positive tenant experience

F. Team Supervision
  • Managing a team of property staff, including maintenance personnel and administrative assistants

JOB SPECIFICATIONS

Qualifications/Minimum Education:

  • Bachelor's Degree in Business Management, Finance, Accounting, Marketing or other relevant course

  • Ability to manage multiple tasks

Work Experience and Skills:

  • 5 years' experience in property management on a large scale required
  • Experience in marketing and promotion required
  • Demonstrated proficiency with applications such as Word, Excel, PPT
  • Exceptional interpersonal skills, including coaching and training
  • Excellent written and verbal communication skills
