Position Summary:

The Leasing Specialist works on and assists in: completing and maintaining mall occupancy; ensuring relevance of the tenant mix of all developments; maintaining rental revenue within or above the approved rates; and establishing new networks and stronger relationships with commercial brands in retail.

Description of Functions:

Planning

a. Tenant Mix Planning

  • Plan and propose tenant mix for developments
  • Help ensure the execution of the tenant mix plan within the development upon opening
  • Reassess the mix/ zoning implemented based on the market trend and prospects' reception
  • Proactively surface and communicate business issues

b. Rental Study

  • Ensure net effective rent of the development stays within the approved rental budget.

Lease Marketing

a. Sourcing

  • Collect information of new prospects to be tapped.
  • Establish contact with prospects and create brand profiles 3. Provide weekly updates on new brands.

b. Leasing

  • Establish sign-ups based on set timelines and progressive lease take up for new projects
  • Develop tenants for Filinvest Malls anchor tenancy pool
  • Build relationship and tenancy for lifestyle community malls and retail podium support
  • Create attractive sign-off schemes to achieve lease signups in tandem with targeted new project completion
  • Meets and accommodates site visits of prospective tenants
  • Constantly revisits and analyzes tenancy mix of the center to ensure its market relevance
  • Create strategies in line with the Value Proposition of the center and its tenancy to drive higher awarding
  • Maximizes profitability of leasable areas
  • Liaise with the tenants for requirements

Management Reports

  • Helps prepare monthly Executive Committee (EXCOM) reports
  • Submit weekly reports on leasing take up
  • Prepare monthly sales growth reports and facilitate rental studies

Job Qualifications:

  • Graduate of a 4-year course (Business Administration, Bachelor of Arts)
  • With work background on retail/shopping center operations
  • Exposed to brands and trends in the market.
  • Understands shoppers' behavior, needs, and wants.
  • Able to understand retail development and targeted market as well as in identifying gaps and opportunities.
  • Proficient in MS Applications
  • Willing to be assigned in Cebu City

Job Type: Full-time

Pay: Php30, Php40,000.00 per month
