Job Summary:

The Documentation and Registration Officer is responsible for ensuring the accurate preparation, processing, and registration of all legal documents related to real estate sales, transfers, and property ownership. This role ensures compliance with legal requirements, company policies, and government regulations to protect the company's and clients' interests.

Sales Documentation

  • Prepares and/or reviews all necessary contracts, required documents and applicable taxes related to the sale of various condominium and subdivision projects of Rockwell Land and its subsidiaries.
  • Represents the company in transactions related to transfer of ownership from the corporation to the name of the buyers of subdivision lots and condominium units.

Titling and Real Property Taxes

  • Manages the processing and approval of individual titles and tax declarations for condominium and subdivision projects with the Registry of Deeds and Local Assessor's Office, coordinating with relevant teams and consultants.
  • Ensures timely evaluation, payment, and monitoring of real property taxes for assigned properties and projects.

Land Acquisition and Property Registration

  • Supports legal counsel and project teams by gathering data and documents required for the documentation and registration of acquired properties
  • Assists in due diligence and property verification with relevant government offices (e.g., LRA, Registry of Deeds, LGUs, Courts, BIR, CAAP, DHSUD, DAR, DA, DENR, SEC).
  • Assists in property registration and payment of assessments to transfer land titles and tax declarations to the company.

Reports

  • Prepares and submits weekly and/or monthly accomplishments reports to the superior/team head.

Others

  • Performs other assigned duties and special projects as required.

Job Specifications

  • Bachelors Degree (4 years course)
  • Knowledge in various laws and regulations pertinent to real estate development such as PD 957, BP 220 and etc.
  • Team Player and adaptable
  • Able to effectively communicate and build strong client relations.
  • Monday to Friday (8:00 AM to 5:00 PM)
