Job Summary:

The Leasing Manager is responsible for leading and managing all leasing activities of Expressions Stationery Shop, Inc. This includes identifying new store locations, negotiating lease terms, managing renewals, and maintaining strong relationships with landlords, developers, and property managers. The role plays a vital part in supporting the company's market expansion and ensuring that all store locations remain compliant, profitable, and aligned with business objectives.

Key Responsibilities:

1. Lease Acquisition and Negotiation

  • Identify, evaluate, and secure potential sites for new store openings based on the company's expansion strategy.
  • Negotiate lease terms, renewals, and amendments to ensure favorable and cost-efficient agreements.
  • Conduct market analysis and feasibility studies for prospective locations.
  • Coordinate with legal and finance teams for lease documentation, contract review, and approval processes.

2. Lease Administration and Management

  • Maintain and update the lease database, ensuring accurate tracking of contract terms, renewal dates, and related obligations.
  • Ensure timely renewal, termination, or renegotiation of leases as required.
  • Monitor and ensure compliance with all lease terms, legal requirements, and company policies.
  • Handle lease-related concerns, such as billing discrepancies, maintenance issues, or disputes with landlords.

3. Coordination and Reporting

  • Work closely with Finance, Operations, and Business Development teams for alignment on site performance and occupancy cost efficiency.
  • Prepare and present leasing reports, including pipeline updates, cost analysis, and lease status summaries.
  • Provide recommendations on store optimization, relocations, or closures when necessary.

4. Relationship Management

  • Build and maintain strong relationships with landlords, mall administrators, and property developers.
  • Represent the company in lease-related meetings, site visits, and negotiations.
  • Stay informed on market trends, rental benchmarks, and competitor activity.

Qualifications:

  • Bachelor's Degree in Business Administration, Real Estate Management, or related field.
  • At least 3 to 5 years of experience in retail leasing, property management, or commercial real estate.
  • Proven experience in lease negotiation, contract management, and site development.
  • Strong analytical, communication, and negotiation skills.
  • Proficiency in MS Office (Excel, PowerPoint, Word); experience with lease management systems is an advantage.
  • Willing to travel to different store locations as needed.

Job Type: Full-time

Pay: Php30, Php45,000.00 per month
