The Leasing Manager is responsible for maximizing property utilization by achieving and maintaining full occupancy rates, enhancing net income, and minimizing tenant turnover. This role involves implementing effective sales and marketing strategies, managing tenant relations, assessing competitive rent levels, and ensuring seamless property operations across all assigned properties.

To be assigned in Calumpang, Marikina.

Key Responsibilities:

1. Property Utilization

  • Achieve and maintain 100% occupancy rate for all properties.
  • Increase net income through optimal lease terms.
  • Minimize tenant turnover rates.
  • Develop and execute monthly occupancy goals.
  • Prepare and manage tenant contracts, including renewals and amendments.
  • Properties Managed:
  • BFRC Properties: 888 Industrial Park, Santan, Tanguile, Kalumpang, Governor's Drive, Sugar Road.
  • Bacolod Property.
  • BF Central Terminal.

2. Sales & Marketing

  • Achieve sales targets per location.
  • Ensure 100% awareness of property vacancies through brokers and marketing initiatives (e.g., online ads, signage, billboards).
  • Promote properties to prospective tenants, offering competitive leasing rates and incentives.
  • Develop and implement marketing strategies to maximize visibility and attract potential tenants.

3. Tenant Relations Management

  • Maintain a high client management index.
  • Achieve 100% tenant satisfaction.
  • Ensure 100% tenant retention.
  • Conduct property viewings for prospective tenants and process move-in documentation.
  • Ensure properties are maintained in excellent condition at all times.
  • Respond promptly to tenant service requests and inquiries.
  • Manage incoming phone and email communications effectively.
  • Assist prospective clients during property inspections.
  • Address tenant concerns related to repairs, maintenance, permits, and other issues during the lease term.

4. Conversion Rates

  • Maximize conversion rates by turning leads into signed leases.
  • Track and report the ratio of successful lease agreements to total leads.

5. Rent Level Assessment

  • Ensure competitive pricing for all properties compared to similar offerings in the area.
  • Regularly review and adjust rent levels to align with market trends.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate Management, or related field.
  • Proven experience in leasing, property management, or real estate sales.
  • Strong sales and marketing skills.
  • Excellent client management and communication abilities.
  • Proficiency in property management software and tools.
  • Ability to multitask and manage priorities effectively.
  • Results-driven with a focus on achieving occupancy and income targets.
  • Strong negotiation and interpersonal skills.
  • Ability to assess market conditions and adjust strategies accordingly.
  • Commitment to delivering exceptional tenant satisfaction.

Work Conditions:

  • Frequent site visits to assigned properties.
  • Interaction with clients, brokers, and contractors.

Job Type: Full-time

Pay: Php25, Php35,000.00 per month
