The Building Administrator, a licensed Civil Engineer, is responsible for overseeing the daily operations, maintenance, safety, and compliance of a building or group of properties. This role ensures the structural integrity, operational efficiency, and regulatory compliance of all building systems and components while managing maintenance personnel and service contractors.
Key Responsibilities:1. Operations & Maintenance-
Monitor and manage all aspects of building operations, including HVAC, plumbing, electrical, fire protection, and structural systems.

Conduct regular inspections to ensure the building is safe, clean, and fully operational.

Oversee and schedule preventive and corrective maintenance.

Manage emergency repairs and respond to incidents promptly.

Review, analyze, and approve building plans, renovations, and upgrades from an engineering standpoint.

Ensure compliance with national and local building codes, safety regulations, and engineering standards.

Prepare and submit engineering reports, structural assessments, and compliance documentation.

Coordinate with government agencies for permits, inspections, and certifications.

Assist in preparing the building's annual maintenance and capital expenditure budget.

Source and evaluate vendors and service providers.

Monitor service contracts and ensure value-for-money procurement of materials and services.

Supervise and provide technical guidance to in-house maintenance personnel.

Manage third-party service providers and ensure contract compliance.

Conduct performance reviews and training for engineering and maintenance staff.

Maintain accurate records of building maintenance activities, equipment logs, and inspection reports.

Prepare monthly reports on building performance, issues, and planned works.

Report structural or operational issues requiring capital improvements.

Licensed Civil Engineer (PRC license required in the Philippines or equivalent in other countries).

Bachelor's Degree in Civil Engineering or related discipline.

At least 3–5 years of relevant experience in building administration, facilities management, or construction.

Solid understanding of building systems (MEP), structural integrity, safety regulations, and local building codes.
