Job Summary:

I. Execution Oversight

The PIC is directly responsible for overseeing the day-to-day implementation of the construction plan.

  • Ensure that all on-site activities are progressing according to the project schedule.
  • Collaborate with the Project Manager to understand critical path milestones and ensure timely completion of each phase.
  • Identify and report any delays or issues in execution promptly.

II. Resource Coordination

The PIC ensures that all materials, tools, and equipment required for daily operations are readily available and used efficiently.

  • Coordinate with suppliers and warehouse teams to ensure timely delivery of construction materials.
  • Monitor inventory levels of basic construction resources such as hollow blocks, mortar, cement, etc.
  • Maintain equipment readiness and availability on-site.

III. Workforce Supervision

The PIC plays a key role in managing site personnel and maintaining discipline and productivity on-site.

  • Supervise workers, subcontractors, and tradespeople on a daily basis.
  • Ensure that assigned teams and contractors understand their roles and deadlines.
  • Address workforce concerns, motivate the team, and ensure safety compliance.

IV. Monitoring and Reporting

The PIC ensures progress tracking and supports the PM in maintaining the quality and timeline of the project.

  • Assist in setting performance benchmarks for specific site activities.
  • Monitor daily and weekly progress and report variances to the Project Manager.
  • Participate in routine inspections and ensure adherence to construction standards.

V. Budgetary Awareness and Cost Control

Although the PM is primarily responsible for budget management, the PIC plays a supportive role in cost control at the ground level.

  • Avoid resource wastage and unauthorized material use.
  • Ensure that labor hours and materials are used efficiently.
  • Notify the PM of potential cost overruns due to unforeseen site conditions.

Key Skills and Attributes

  • On-Site Leadership: Ability to lead and motivate a team of workers and ensure their tasks align with project goals.
  • Technical Knowledge: Familiarity with construction processes, reading plans and drawings.
  • Communication: Able to relay updates and issues to the PM, subcontractors, and other stakeholders clearly and promptly.
  • Problem Solving: Quick and practical decision-making in handling unexpected site issues.
  • Attention to Detail: Maintaining high construction standards and minimizing rework.
  • Time Management: Ability to work under tight deadlines and ensure timely task completion.
  • Safety Conscious: Always enforce safety regulations and ensure a safe working environment.

The Person In Charge (PIC) is a critical link between planning and execution. Their ability to lead teams, coordinate resources, and maintain site discipline directly contributes to the timely and successful delivery of the project.

Qualifications:

  • Degree in Architecture or Civil Engineering.
  • Minimum 5 years of experience in architectural fit-out projects OR minimum 8 years in general construction.
  • Knowledge of construction methods, interior finishes, MEP coordination, and project sequencing.

Skills & Competencies:

  • Strong leadership and organizational skills.
  • Good knowledge of drawings, specifications, construction materials, and interior works.
  • Familiarity with project scheduling tools (MS Project, Primavera) is an advantage.
  • Proficient in AutoCAD, MS Office, and basic quantity take-offs.
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple tasks and meet tight deadlines.
