Job Summary

The Regional Sales Head/Senior Manager (In-house Sales) oversees residential projects within the designated region and is accountable for achieving corporate sales goals and ensuring effective implementation of sales strategies.

Duties and Responsibilities

  • Leads and oversees the achievement of corporate sales targets within the assigned region.
  • Manages residential projects and ensures alignment with overall corporate objectives.
  • Allocates annual sales operating budgets and resources to effectively support tactical plans and programs.
  • Consistently meets mandated sales goals on a monthly, quarterly, and annual basis.
  • Develops and recommends innovative sales programs and creative incentive packages to drive performance.
  • Ensures cost-to-sales ratios are maintained within agreed standards.
  • Oversees the recruitment, development, and retention of in-house sellers, ensuring an adequate number of active and productive sellers.
  • Mentors and develops Sales Supervisors to enhance leadership and operational competency.
  • Conducts strategic planning sessions, seminars, and specialized training programs for in-house sellers.
  • Performs periodic performance evaluations of the In-house Sales team, implementing improvement measures to meet sales performance requirements.
  • Holds regular plenary and one-on-one meetings with sellers to review sales and marketing performance, provide project updates, and address operational concerns.
  • Directs all sales and marketing activities from planning through implementation, ensuring consistency with corporate strategy.
  • Guides and motivates sellers and broker management teams to achieve assigned sales targets.
  • Monitors seller performance on a quarterly, semestral, and annual basis for awards and recognition programs.
  • Provides market insights and competitor activity updates to the SVP during departmental meetings.
  • Oversees and monitors sales booking and documentation performance to ensure accuracy and efficiency.
  • Prepares comprehensive sales and marketing management reports, including post-activity analyses and recommendations to improve operations and ensure consistent sales delivery

Qualifications

  • Graduate of Bachelor's degree in any business-related course, preferably with a major in Marketing
  • With at least five (5) to eight (8) years of relevant experience in Real Estate Sales & Marketing (both Horizontal & Vertical), with a significant portion in a managerial capacity
  • With a wide network of brokers/sellers
  • Strong written and oral communication skills
  • Exceptional interpersonal and presentation skills
