Property Management Specialist Job Description

This dynamic role oversees daily operations of a portfolio of properties, ensuring seamless management and optimal returns.

Main Responsibilities:
  • Manage tenant communication, addressing inquiries and resolving issues in a timely manner to maintain a positive relationship with tenants.
  • Coordinate maintenance schedules and repairs to minimize disruption to tenants and prevent potential losses.
  • Oversee lease administration, ensuring compliance with terms and conditions to avoid disputes and penalties.
  • Administer financial transactions, including rent collections and accounts payable/receivable to maintain accurate records and manage cash flow effectively.
  • Develop and execute marketing strategies to attract new tenants and promote properties, increasing revenue and occupancy rates.
  • Maintain regulatory compliance with U.S. laws and regulations to avoid fines and reputational damage.
  • Accurately record and manage property transactions, including bills for payment to ensure timely payment and maintain good vendor relationships.
  • Process invoices and follow up on payments in a timely manner to maintain cash flow and reduce defaults.
  • Manage vendor relationships and process payroll for maintenance technicians to ensure smooth operations and maintain good relationships with contractors.
Key Qualifications:
  • Excellent communication and coordination skills to handle tenant inquiries and ensure lease compliance.
  • Strong financial and data management skills, including experience with rent collection, invoicing, and accounts payable/receivable to manage cash flow effectively.
  • Proven marketing and tenant acquisition skills to create effective strategies and promote properties, increasing revenue and occupancy rates.
  • Knowledge of U.S. real estate laws and regulations to ensure compliance and avoid fines and reputational damage.
  • Ability to manage vendor relationships and process payroll for maintenance technicians to ensure smooth operations and maintain good relationships with contractors.
  • Proficiency with property management software and virtual tools to streamline operations and improve efficiency.
