Property Executive

About the Role
  • We are seeking a highly skilled Property Executive to oversee property operations in a dynamic environment.
Key Responsibilities
  1. Conduct regular property inspections to ensure operational efficiency, compliance, and safety.
  2. Provide timely updates to stakeholders and manage communication systems for incident reporting and prompt response.
  3. Lead meetings to discuss issues, instructions, risks, and improvements.
  4. Enforce house rules and recommend revisions when necessary.
  5. Supervise security operations, training, and compliance with service agreements.
  6. Maintain cleanliness and report incidents promptly.
  7. Develop and implement technical systems such as preventive maintenance and energy management plans.
  8. Ensure compliance of technical/maintenance teams with service contracts.
  9. Communicate fire safety plans and guidelines to all personnel.
  10. Ensure adequate insurance coverage for the property.
  11. Monitor energy usage and report savings.
  12. Maintain accurate documentation, inventory, and correspondence.
  13. Coordinate and document board/landlord meetings.
  14. Manage legal and government documentation.
  15. Manage service providers, including contract negotiation, performance assessment, and compliance.
  16. Monitor billing, collections, disbursements, and prepare monthly financial reports.
  17. Prepare annual and 5-year budgets and enhancement plans.
  18. Manage fund balances and maintain cash flow visibility.
  19. Monitor staff performance and promote effective communication and coaching.
  20. Support strategic initiatives and improvement plans.
  21. Strengthen stakeholder relationships through regular engagement and feedback surveys.
  22. Recommend process improvements for operational efficiency.
