Key Responsibilities:

1. Regulatory Compliance

Responsible for ensuring full compliance with all relevant government agencies and regulatory bodies, including:

  • DHSUD – Monitoring, preparing, and submitting required reports, permits, and licenses.
  • Registry of Deeds (RDs) – Coordinating and securing annotations, title issuances, cancellations, and related documentary requirements.
  • SEC – Assisting in corporate filings, report submissions, and ensuring company records are compliant with SEC standards.
  • Local Government Units (LGUs) – Processing business permits, clearances, certifications, and other local regulatory requirements.
  • PRA (Philippine Reclamation Authority) – Handling compliance documentation, submissions, and related project requirements.
  • NPC (National Privacy Commission) – Ensuring data privacy compliance, managing submissions, and maintaining internal privacy protocols.

2. Title Processing

  • Ensures high accuracy rate in the preparation, verification, and submission of documents related to title transfers, consolidation, subdivision, and issuance.
  • Monitors and improves Turnaround Time (TAT) for all title-processing activities by coordinating closely with RDs, LGUs, and internal stakeholders.
  • Maintains tracking logs and ensures timely follow-ups with government agencies.

3. Documentation

  • Prepares, organizes, and maintains legal and compliance-related documents, contracts, deeds, and correspondences.
  • Ensures safekeeping, proper archiving, and retrieval of all physical and electronic records.
  • Reviews documents for completeness, accuracy, and alignment with internal guidelines.

4. Other Legal Works

  • Assists in drafting simple legal documents, letters, and certification requests.
  • Provides support to the Legal Department in due diligence, research, and report preparation.
  • Coordinates with external counsel for special legal matters, when necessary.
  • Supports internal departments by providing legal and compliance guidance on routine operational matters.
