Job Description: Business Development Officer (New Store Site Development)
· Work Location: AEI Corporate Support Office / Flexible Field Assignments
· Work Schedule: Monday to Friday, 9:00 AM to 6:00 PM (may require fieldwork or weekends, depending on project timelines)
JOB SUMMARY:The Business Development Officer will play a critical role in the company's expansion efforts by identifying potential locations for new stores, conducting market research and foot traffic studies, and preparing feasibility studies to assess site suitability. This role requires a combination of strategic thinking, field analysis, and business acumen to ensure site selections align with the company's growth objectives and financial goals.
KEY RESPONSIBILITIES:· Scout and evaluate potential sites for new store locations across targeted regions.
· Conduct comprehensive foot traffic and market area analysis, including demographic, economic, and competitive landscapes.
· Prepare and present feasibility studies and cost-benefit analyses to support site recommendations.
· Coordinate with local government units (LGUs), developers, landlords, and real estate brokers for site-related information and negotiations.
· Monitor trends in urban development, retail expansion, and infrastructure projects that may impact store performance.
· Collaborate with Operations, Finance, and Marketing teams to align site strategies with business targets.
· Maintain and update a pipeline of potential sites with status reports and evaluation metrics.
· Assist in the preparation of business case presentations for executive approval.
· Ensure due diligence and risk assessment are performed before committing to any site.
QUALIFICATIONS:Education:
• Bachelor's degree in Business Administration, Marketing, Real Estate Management, Economics, Urban Planning, or a related field.
Experience:
• Minimum of 2-3 years experience in business development, site acquisition, market research, or retail expansion.
• Proven experience in site feasibility and location analytics is a strong advantage.
Skills:
· Strong analytical and critical thinking skills.
· Excellent research and data interpretation skills (including foot traffic and market behavior).
· Knowledge in GIS tools, site mapping, or location intelligence software is a plus.
· Proficiency in Microsoft Office (Excel, PowerPoint, Word); familiarity with feasibility modeling tools is preferred.
· Strong interpersonal and negotiation skills.
· Good communication and presentation skills.
· Must be willing to travel and conduct fieldwork frequently.
