Job Summary:

The Asset Management Head is responsible for the strategic and operational management of the company's asset portfolio—including real estate properties, heavy equipment, vehicles, and other fixed assets. The role ensures that all assets are optimally utilized, financially sound, well-maintained, and aligned with the company's business objectives. The position combines financial management, operations oversight, and investment analysis to maximize portfolio value and long-term performance.

Key Responsibilities:

  1. Portfolio & Financial Management

  2. Develop and execute asset management strategies to maximize property value, cash flow, and overall portfolio performance.

  3. Prepare and oversee annual budgets, financial forecasts, and CAPEX plans for all assets.
  4. Conduct financial and operational analyses to identify underperforming assets and implement improvement plans.
  5. Monitor key performance metrics such as occupancy, rental yield, net operating income (NOI), utilization, and cost efficiency.
  6. Collaborate with Finance for asset valuation, depreciation schedules, and ROI tracking.

  7. Leasing & Tenant Relations

  8. Lead leasing and marketing strategies to attract and retain high-quality industrial and commercial tenants.

  9. Negotiate lease renewals, new deals, and rental adjustments to optimize income and minimize vacancy.
  10. Maintain strong tenant relationships, ensuring timely communication and coordination with property management teams on repair or service concerns.
  11. Ensure compliance with lease agreements, billing accuracy, and tenant satisfaction standards.

  12. Operations & Property Performance

  13. Oversee property management and maintenance teams to ensure all assets are well-maintained, operationally efficient, and compliant with regulatory and safety standards.

  14. Evaluate building and equipment performance; recommend upgrades to improve operational efficiency and extend asset life.
  15. Coordinate with construction and engineering teams on asset enhancement, redevelopment, and expansion projects.
  16. Implement and monitor preventive maintenance schedules for equipment and properties.
  17. Ensure proper asset tagging, tracking, and physical inventory reconciliation across all project sites and locations.

  18. Investment & Growth

  19. Support the CEO and executive team in identifying, evaluating, and integrating new assets into the portfolio.

  20. Conduct due diligence, market research, and financial modeling for new investment opportunities.
  21. Recommend strategic acquisitions, divestments, or joint ventures to enhance portfolio value.
  22. Monitor real estate and construction market trends to guide long-term asset planning and investment decisions.

  23. Leadership and Compliance

  24. Lead and mentor asset management staff and cross-functional teams.

  25. Establish and enforce asset management policies, procedures, and internal controls.
  26. Coordinate with Finance, Procurement, and Project Management for asset-related initiatives.
  27. Ensure compliance with audit standards, safety laws, and government regulations.

Qualifications:

Education:

  • Bachelor's Degree in Engineering, Business Administration, Finance, Real Estate Management, or related field.
  • Preferably with a Master's Degree in Business Administration (MBA) or a professional certification in Asset or Property Management.

Experience:

  • Minimum of 8–10 years of progressive experience in asset management, property management, or equipment control, preferably in construction, real estate, or industrial operations.
  • Proven experience in portfolio management, lease negotiations, and financial analysis.
  • Background in managing mixed-use or industrial property portfolios is an advantage.

Skills and Competencies:

  • Strong leadership, analytical, and financial modeling skills.
  • Preferably with knowledge in asset management or ERP software (e.g., SAP, Oracle, or similar systems).
  • Excellent negotiation and communication skills.
  • Deep understanding of asset lifecycle management, property operations, and investment principles.
  • High integrity, accountability, and attention to detail.

Job Types: Full-time, Permanent

Pay: Php45, Php60,000.00 per month
