Job Title: Senior Property Accountant
Location: Mandaluyong City, Metro Manila
Employment Type: Full-Time
Reports To: Property Manager / Finance Manager / General Manager
Job Summary:
The Senior Property Accountant is responsible for overseeing and managing all accounting and financial activities related to the high-rise condominium. This includes budgeting, financial reporting, auditing, and ensuring compliance with regulatory requirements and internal controls. The role plays a key part in maintaining the financial health of the property and ensuring transparent reporting to the Board of Trustees and unit owners.
Key Responsibilities:
Financial Management & Reporting
- Prepare monthly, quarterly, and annual financial statements for the condominium corporation.
- Ensure timely submission of financial reports to the Property Manager and Board of Trustees.
- Reconcile bank statements, accounts receivable/payable, and general ledger entries.
- Monitor cash flow and prepare cash position reports.
Budgeting & Forecasting
- Assist in the preparation of the annual operating budget, including capital expenditures (CAPEX) and reserve fund planning.
- Track actual expenditures against budget and provide variance analysis.
- Recommend cost-saving measures and ensure prudent use of association funds.
Billing & Collections
- Oversee billing of association dues, utilities, penalties, and other charges to unit owners.
- Monitor collections and follow up on delinquent accounts in coordination with the Property Management Office.
- Ensure proper application of payments and accurate maintenance of unit owner ledgers.
Audit & Compliance
- Coordinate with external auditors for annual audits and special audits.
- Ensure compliance with BIR, SEC (if applicable), and other local regulatory requirements.
- Maintain and update all accounting records and files in accordance with internal policies and standards.
Internal Controls & Process Improvement
- Implement and monitor internal controls to safeguard the association's assets.
- Improve existing financial procedures and recommend automation or system upgrades when necessary.
Collaboration & Reporting
- Work closely with the Property Manager, Admin, and Engineering departments to ensure accurate expense tracking and reporting.
- Attend Board meetings, present financial reports, and respond to inquiries from trustees and residents.
Qualifications:
- Bachelor's degree in Accountancy or Finance; CPA preferred but not required.
- At least 3 to 5 years of relevant experience in accounting, preferably in property management or real estate.
- Strong knowledge of Philippine accounting standards and government compliance (e.g., BIR regulations).
- Proficient in accounting software (e.g., QuickBooks, Xero, SAP, or industry-specific platforms).
- Excellent analytical, organizational, and problem-solving skills.
- Strong attention to detail and high level of integrity.
- Ability to communicate financial data clearly to non-finance stakeholders.
- Experience working with condominium associations or homeowners' associations (HOAs) is a strong advantage.
