1. PROPERTY DEVELOPMENT
a. Site Analysis: Conduct studies to identify the best use for existing properties, including raw land, commercial spaces, and residential houses.
b. Market Research: Analyze market trends and demands to inform development strategies.
2. FACILITIES MAINTENANCE
a. Routine Maintenance: Schedule and oversee regular maintenance tasks to ensure the optimal functionality of all properties.
b. Emergency Repairs: Respond to urgent maintenance requests and coordinate necessary repairs.
c. Equipment Management: Maintain an inventory of equipment and electronics, ensuring proper functioning.
d. Utilities Oversight: Monitor electrical systems, water lines, and other utilities to prevent outages and enhance efficiency.
3. PROJECT MANAGEMENT
a. Project Planning: Develop project timelines, budgets, and allocate resources for property developments.
b. Coordination with Stakeholders: Liaise with contractors, vendors, and internal teams to ensure projects are achieved.
c. Quality Control: Monitor project progress to ensure adherence to quality standards throughout the development process.
4. COMPLIANCE
a. Regulatory Compliance: Ensure properties meet all regulatory compliance.
b. Documentation Management: Maintain comprehensive records of compliance-related documents, including permits.
c. Timely Renewals: Ensure that all licenses, permits, and certifications are up-to-date and renewed in a timely manner.
5. SITE ACQUISITION
a. Market Assessment: Identify potential sites for acquisition based on market trends and growth potential.
b. Negotiation: Negotiate terms for site acquisitions, including pricing and contractual agreements.
c. Due Diligence: Conduct thorough assessments on potential sites, including zoning laws, environmental evaluations, and title searches.
6. REPORTING
a. Performance Reporting: Generate regular reports on property performance metrics, including occupancy rates, maintenance costs, and compliance status.
b. Stakeholder Updates: Provide updates to management and stakeholders on project progress, compliance issues, and maintenance activities.
Qualifications:
- Candidate must possess at least a Bachelor's/College Degree in Engineering (Civil), Engineering (Electrical), Engineering (Mechanical), Finance/Accountancy/Banking or equivalent.
- At least 5 years' experience as a Property Manager.
- Excellent customer service skills are a must.
- Result-oriented, honest, and a team worker with high leadership qualities, and able to interact with top executives, tenants and unit owners.
