Qualifications and Attributes
- At least 2 years of experience in strata management or property management, or in a similar role
- Any relevant bachelor's degree
- Experience in strata property management in maintenance and accounts is required
- High attention to detail and accuracy in administrative tasks
- Strong organisational skills and the ability to manage multiple tasks simultaneously
- Excellent written and verbal communication skills, with the ability to interact professionally with clients and residents
- Proficiency in Microsoft Office applications and ability to learn new software quickly
Duties and responsibilities
Maintenance
- Issue quote requests from Property IQ following council or Strata Manager instruction
- Follow up quotes if not received in reasonable timeframe
- Receive quotes and file reports
- Provide quotes and necessary information to Strata Manager for submission to council
- Issue work orders from Property IQ for urgent maintenance or following council or Strata Manager instruction
- Following up contractor for updates if work not complete in reasonable time frame
- Receiving, filing and referring Service Reports to Maintenance Manager
- Create logs in ResVu for all open maintenance items
- Actively seek updates from relevant parties and update logs as updates become available
- Close logs once item is completed
- Manage the Maintenance Inbox
Accounts
- Receiving requests
- Issuing invoices for payment
- Checking payment received
- Ensuring s110 charges as per contract are paid
- Issuing s110 certificate
- Following up Settlement Agent for settlement advice
- Passing settlement advice on to Community Services Manager
- Adding new creditors into Property IQ
- Updating existing creditors if details change
- Invoicing on-charges to lot owners
- Invoicing on-charges to external parties (eg. builders/developers)
- Monitor the accounts inbox

This role is subject to a number of skills and possible online practical tests.
This position is an onsite role at our Pampanga office. Candidate must be willing to work on-site.
