Maintenance & Facilities Supervisor – Luxury Residential Rentals, Makati

We are a boutique real estate company specializing in high-end residential rentals in Makati. Our commitment is to provide tenants with a seamless, well-managed, and worry-free living experience. We are seeking a Maintenance & Facilities Supervisor who is not only skilled in hands-on repair work but also capable of managing a team, coordinating vendors, and taking full responsibility for the condition of our luxury units.

Key Responsibilities

Leadership & Supervision

  • Oversee day-to-day maintenance operations across multiple residential units.
  • Recruit, train, and manage maintenance staff or assistants as the team expands.
  • Supervise and evaluate the work of external vendors and contractors.
  • Enforce company standards of quality, timeliness, and professionalism.

Maintenance & Repairs

  • Perform or delegate routine and preventive maintenance.

  • Troubleshoot and oversee repairs in:

  • Plumbing – leaks, clogs, installations.

  • Electrical – outlets, lighting, switches, smart switches.
  • Carpentry – cabinetry, doors, minor structural issues.
  • Locks & Security – installations, replacements.
  • Appliances – diagnostics and coordination of repairs.
  • Painting & Patching – touch-ups and refurbishments.

Administration & Reporting

  • Manage maintenance schedules, inspections, and emergency call-outs.
  • Identify when specialized contractors are needed and coordinate accordingly.
  • Maintain inventory of tools, parts, and supplies; manage procurement within budget.
  • Ensure safety protocols are strictly followed.
  • Provide regular reports on unit condition, repair timelines, and costs.
Qualifications
  • 5+ years of experience in property maintenance or facilities management.
  • Skilled in at least 3 trades (plumbing, electrical, carpentry, appliance repair, locks/security, painting).
  • Leadership experience supervising staff or contractors.
  • TESDA certifications or equivalent training preferred.
  • Strong troubleshooting skills, organizational ability, and attention to detail.
  • Reliable, proactive, and able to work independently with accountability.
  • Must be based in or near Makati, with availability for emergency/on-call work.
  • Familiarity with the maintenance needs of luxury properties is highly desirable.
Compensation & Benefits
  • ₱25,000 – ₱35,000 monthly salary, depending on experience.
  • Performance-based bonuses for meeting service standards.
  • Provision of necessary tools and equipment.
