Qualifications
- Graduate of Business Administration/Management/Marketing/Property Management or related courses
- Has at least five (5) years work experience in the same function and industry
- Has knowledge in Lease Management
- Proficient in Microsoft Office Applications
Duties and Responsibilities
Leasing and Operations Management and Development
Conceptualizes, develops and creates strategies, policies, projects, and procedures that will increase, improve, and maximize tenant occupancy of the leased property
- Reviews, analyzes, proposes, and advises management and tenants on product/service mix concepts of residential prospects for approval of top management
- Oversees the administration and integration of sales and marketing functions in order to ensure the improvement of the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income budget and planned occupancy levels
- Reviews the preparation, interpretation, and enforcement of lease contracts, memorandum of agreements, projects, and proposals
- Reviews pricing scheme periodically to ensure competitiveness of the lease rates and offerings
- Standardizes procedures in advertising, contacting, and facilitation of client's ocular visits to residential projects
- Researches, develop strategies, and monitor trends and development in residential leasing industry
2. Administrative Management
- Leads in maximizing the company's resources: right support, right people, right project, and right tools, on identifying and improving performance metrics of the leasing personnel
- Collaborates with Property Management and Project Development (for developer-owned units) for lease-related concerns
- Prepares and reviews necessary leasing reports as needed by the Management
- Facilitates the conduct of study on lease parity within the area, similar or competitor developments
- Manages internal and external correspondence
3. Customer Relations/Relationship Management
- Ensures lessor/lessee satisfaction within the parameters provided by the management and other related regulations, company policies and procedures, convention and practices that have been established
- Manages and handles customer concerns / complaints in a professional manner
- Effectively addresses recurring issues and problems in the department in coordination with leasing personnel and Head of Leasing
- Ensures customer delight and appreciation by the internal and external clients
- Attends relevant business appointments or meetings, conventions / trade shows / events to gain more prospects and contacts / network
4. Business Process
- Ensures full compliance of all business process, policies, procedures and protocols of the department and personnel
- Ensures full compliance on the lease agreements by the lessor / lessee.
- Collaborates with site and head office support group to ensure that solution is accurate and free of errors, inconsistencies, irrelevant, and non-value
5. Others
- Guides the activities and operations of the leasing team to ensure the monthly individual and team target revenues are met
- Determines training needs of the leasing team and acquires necessary trainings to improve skill set and keep the team's competencies competitive
- Performs and complete tasks that may be assigned by the Head of Leasing and/or the company President
- Provides inputs in corporate planning and strategy
- Collaborates with various departments of the Company
