Position Title: Lease Marketing Assistant

Job Summary:

Assists the implementation and accomplishment of lease marketing activities related to the lease portfolio of the Bank-owned properties, excess spaces in branches under lease, and renewals of branches leased from 3rd parties.

Maximizes revenue potentials for the Bank by closing sensible/profitable lease transactions, and coordinating tenant relations, payment collections, and concern and delinquency resolution. Minimizes rent and other expenses through lease negotiations for branches.

Specific Duties & Responsibilities:

· Helps evaluate, negotiate and recommend most beneficial lease term structures for new leases as well as renewals.

· Helps conduct market survey to identify particular target market and recommends appropriate lease terms for idle properties.

· Answers incoming calls, inquiries, correspondences, offers and concerns from existing and prospective tenants, brokers and branches.

· Obtains conformity of clients and ensures compliance on pre-documentation requirements (e.g., identity documents (i.e., corporate/individual), advance rent, security deposit, PDCs, tax forms).

· Updates, monitors, and evaluates lease portfolio of bank-owned properties and initiates lease renewal offers for expiring leases.

· Drafts lease negotiation letters to respective lessors and determine the most viable rental scheme for the lease renewal of expiring branches.

· Coordinates with and provides leasing information as may be required by other departments within Acquired Assets Management and Disposition Group, the Bank or its subsidiaries and affiliates.

· Performs other related functions that may be assigned from time to time.

Qualifications:

Graduate of any Business- related courses, preferably Economics, Accounting or Finance
