Role Description

The Land Aggregator is responsible for identifying, securing, and consolidating project sites through direct engagement with landowners, barangay officials, and local stakeholders. This role ensures successful land origination and acquisition support for renewable energy and infrastructure projects by coordinating surveys, validating ownership, and facilitating agreements.

Key Responsibilities

1. Land Origination & Mapping

  • Identify potential project sites based on project criteria
  • Conduct field mapping, geotagging, and site profiling
  • Coordinate with GIS/survey teams for parcel mapping

2. Landowner Identification & Engagement

  • Identify landowners and heirs through on-ground research
  • Conduct initial discussions with landowners and local leaders
  • Explain project requirements and acquisition terms clearly
  • Build trust and long-term rapport with community stakeholders

3. Document Validation Support

  • Secure copies of land documents (TCT, TD, tax receipts, IDs, etc.)
  • Validate land records through Assessor's Office, ROD, and barangay
  • Assist Legal Team in verifying ownership status and heirs

4. Negotiation & Agreement Assistance

  • Facilitate offer discussions aligned with project guidelines
  • Support execution of LOIs/MOUs/Option-to-Lease/Option-to-Purchase
  • Coordinate notarization, witness signing, and local endorsements

5. Government & Community Coordination

  • Coordinate with barangays, LGUs, and indigenous/community stakeholders
  • Participate in public consultations and local meetings
  • Support resolution of community issues or land boundary concerns

6. Field Operations & Reporting

  • Maintain landowner database and negotiation tracker
  • Ensure timely field reporting and land documentation updates
  • Conduct weekly field status briefings with management

Qualifications:

  • Bachelor's degree in Real Estate, Business, Public Admin, Agribusiness, or related field
  • Preferably 2+ years work experience in land acquisition, field operations, or community relations (energy, infra, real estate, telco towers, roads)
  • Strong communication and negotiation skills
  • Willingness to travel and stay on-site as needed
  • Background in LGU coordination and land documentation preferred
  • Ability to understand land titles, tax decs, and survey plans (training provided)
