Role Description

The Land Acquisition & Regulatory Compliance Head is responsible for leading the end-to-end execution of Interbiz's three core pillars:
Land Origination & Aggregation, Documentation & Compliance,
and
Project Matching.

This role is reserved for a
licensed lawyer
with strong experience in land, property law, contracts, regulatory processes, and government coordination. She will serve as the company's legal lead for all land-related projects, ensuring that every transaction, document, engagement, and government process is legally sound, compliant, and aligned with client requirements.

The Land Acquisition & Regulatory Compliance Head oversees multidisciplinary teams, manages complex property transactions, navigates regulatory challenges, and ensures that Interbiz consistently delivers accurate, defensible, and high-quality legal and documentary outcomes.

Key Responsibilities

1. Land Origination & Aggregation

· Lead the legal and strategic framework for identifying, evaluating, and aggregating land parcels for renewable energy, real estate, and infrastructure projects.

·  Review ownership documents, land history, and potential legal risks prior to aggregation.

· Provide legal oversight on landowner negotiations, commitments, and preliminary engagement documents.

·  Ensure that all land origination and aggregation activities comply with property laws, agrarian reform rules, zoning regulations, forestland classifications, and other relevant statutes.

· Approve or revise landowner engagement protocols, written conformities, and option-related documentation.

2. Documentation & Compliance

· Oversee and review all legal documents connected to land regularization, including:

Due diligence reports

Free Patent and administrative titling requirements

Extrajudicial Settlements (EJS)

Contracts to Sell (CTS)

Deeds of Absolute Sale (DOAS)

Affidavits, waivers, certifications, undertakings

Annotational requirements for discrepancies

Right-of-Way (ROW) and easement instruments

· Ensure regulatory compliance with government agencies such as:

DENR, DAR, NCIP, ROD, LRA, Assessor, Treasurer, LGUs, CENRO/PENRO,
and other offices involved in land processing.

·  Serve as the main legal authority for resolving land issues involving:

Agrarian restrictions, ancestral domain considerations, forestland reclassification,

ownership inconsistencies and overlapping claims, zoning or land use conflicts

· Develop and institutionalize legal templates, standard operating procedures (SOPs), and compliance workflows.

·  Ensure the legal defensibility of all outputs and advise operations on risk mitigation.

3. Land Acquisition & Negotiation

·  Lead the legal vetting and matching of land opportunities with qualified developers and investors.

· Ensure that all data rooms, NDAs, disclosures, and initial due diligence materials follow proper legal standards and confidentiality requirements.

·  Review project briefs, land profiles, risk reports, and recommendations before submission to developers.

· Ensure that any potential land offering meets the minimum legal requirements and is presented clearly and accurately.

· Provide legal support during negotiation stages between landowners and developers.

Legal & Strategic Leadership

·  Serve as the primary legal advisor for all land-related services offered by Interbiz.

·  Manage and mentor the legal, documentation, and field compliance teams.

·  Represent Interbiz in legal, regulatory, and government-related discussions or disputes.

·  Lead risk assessment and provide legal opinions for all land acquisition and compliance projects.

· Ensure all Interbiz services remain aligned with updated Philippine laws, administrative issuances, and regulatory changes.

Qualifications:

·       Must be a
licensed Philippine lawyer
(member of the IBP in good standing).

·       Minimum
5–8 years
experience in property law, land acquisition, real estate transactions, or regulatory compliance.

·       Strong background in government processing (DENR, DAR, NCIP, ROD, LGUs).

·       Experience in renewable energy, infrastructure, or large-scale land projects is a strong advantage.

·       Excellent drafting skills for contracts, legal opinions, and land documentation.

·       Strong leadership and project management capabilities.

·       Ability to work with multidisciplinary teams (legal, field, technical, operations).
