Job Summary:

As a Senior Business Development Manager, you will play a key leadership role in driving Alfamart's expansion and growth strategy through the acquisition, leasing, and optimization of commercial properties. You will lead the end-to-end business development cycle, from identifying strategic locations to negotiating lease agreements and developing tenant relations that foster long-term partnerships. You will also oversee and implement high-impact initiatives that align with our commercial growth, store footprint expansion, and community-based strategies.

Your role involves strategic planning, market analysis, and cross-functional collaboration to ensure all real estate decisions contribute to the company's vision and revenue goals. You will guide and mentor a team, ensuring operational excellence and maximizing store occupancy across regions.

Key Responsibilities:

  • Lead the development and execution of strategies to acquire and lease high-potential commercial properties aligned with business growth objectives.
  • Evaluate market trends, competitor activities, and consumer behaviors to identify new business opportunities and ideal site locations.
  • Oversee end-to-end lease negotiations, ensuring favorable terms while maintaining regulatory compliance and alignment with company standards.
  • Build and maintain strong relationships with landlords, tenants, and key stakeholders to support store retention, occupancy, and expansion.
  • Guide and mentor junior team members and drive a high-performance culture within the Business Development unit.
  • Collaborate with internal departments (e.g., Legal, Store Operations, Construction) to ensure timely and successful project execution.
  • Initiate and lead special projects, including multi-site expansions, community-based commercial initiatives, and utilization optimization efforts.
  • Monitor and report performance metrics related to site acquisition, lease turnaround time, and space utilization to drive continuous improvement.

Qualifications:

  • Bachelor's degree in Business Administration, Management, Economics, Real Estate, or any related field; MBA or equivalent is a plus.
  • Minimum of 5 years of progressive experience in business development, commercial leasing, or real estate management, preferably in retail, FMCG, or property sectors.
  • Proven track record in strategic planning, negotiation, and managing end-to-end leasing cycles.
  • Strong leadership and people management skills; ability to lead cross-functional teams.
  • Excellent communication, stakeholder management, and conflict resolution skills.
  • Data-driven and analytical mindset with proficiency in market analysis and CRM tools.
  • Ability to thrive in a fast-paced, high-growth environment with a focus on results and execution.
