About the Senior Commercial Leasing Associate role

The ideal candidate should be able to own the entire commercial leasing process from generating and negotiating new leasing contracts to maintaining and collecting from current leasing contracts. We are looking for a candidate who is resourceful, enthusiastic, and proactive as well as possessing good articulation and negotiation skills.

A Senior Commercial Leasing Associate's duties & responsibilities are as follows but not limited to:

Market Analysis and Reporting

  • Monitoring market trends and competitor activities.
  • Preparing leasing reports for management review.
  • Analyzing data to identify opportunities for improvement.
  • Developing and implementing effective leasing strategies to optimize occupancy rates.
  • Conducting market research to identify trends and competitive positioning.

End-to-end Leasing Management

  • Identifying and targeting potential tenants.
  • Conducting property tours and showcasing available spaces.
  • Negotiating, preparing and closing favorable lease terms and conditions.
  • Ensuring compliance with legal and regulatory requirements.
  • Building and maintaining strong relationships with tenants.
  • Handling tenant inquiries and resolving leasing-related issues.
  • Collating, monitoring, and developing current lease relations

Compliance

  • Understanding and applying relevant BIR rulings and regulations related to commercial leasing.
  • Staying updated on changes in BIR regulations that may impact commercial leasing.
  • Coordinating with legal counsel on lease-related matters.

Miscellaneous

  • Constantly learning industry trends and current rates to determine next steps and strategies
  • Ensuring compliance of applicable laws, regulations, and industry standards
  • Finding ways of improving processes and workflows
  • Ad hoc tasks as assigned by the CEO based on the different demands faced by the company.

Job Qualifications

  • At least five (5) years of relevant experience in the commercial real estate industry
    unless
    the candidate has exhibited remarkable results academically or professionally. In such a case, relevant experience can be less than five (5) years, commensurate with achievements.
  • Must
     have comprehensive, actionable, and immediately relevant technical knowledge of the industry of commercial real estate such as relevant laws and other terms pertinent to the industry.
  • Must
     have graduated with a Bachelor's Degree, but a Management degree is an advantage.
  • Relevant Master's Degree is a huge advantage

The initial salary range for this role is from PHP 25, ,000 and is commensurate to applicant skills and knowledge.

Please Note

  • This position requires the employee to report to the main office headquartered in Quezon City from Monday to Friday 8:00 AM to 6:00 PM.
  • You will report directly to the CEO.
