Key Responsibilities:

1. General Maintenance:

  • Conduct routine inspections of buildings and facilities to identify and resolve maintenance issues.

  • Perform repairs and maintenance on plumbing, electrical systems, HVAC, and appliances as needed.

  • Handle painting, drywall repair, flooring, and other general maintenance tasks to keep properties in excellent condition.

2. Equipment Repair and Maintenance:

  • Troubleshoot and repair mechanical and electrical issues in building systems and equipment.

  • Maintain and service technical equipment, including elevators, security systems, and other facilities management systems.

3. Coordination and Reporting:

  • Keep accurate records of maintenance requests, work completed, and materials used.

  • Report any major issues or necessary repairs to the Maintenance Supervisor or Property Manager.

  • Coordinate with external contractors or vendors when specialized services are required.

4. Safety Compliance:

  • Ensure all maintenance work complies with building codes, safety standards, and company policies.

  • Conduct safety inspections and maintain safety records, ensuring a safe environment for residents, staff, and visitors.

5. Emergency Response:

  • Respond promptly to emergency maintenance requests, such as plumbing leaks, electrical outages, or HVAC failures.

  • Participate in emergency preparedness and response drills and activities.

6. Customer Service:

  • Interact effectively with residents and tenants, addressing their maintenance requests and providing courteous service.

  • Educate residents on proper use and maintenance of facilities and equipment.

7. Inventory Management:

  • Maintain inventory of maintenance supplies and tools, ensuring adequate stock levels.

  • Assist in the procurement of necessary materials and equipment for repairs and maintenance.

8. Grounds Maintenance (if applicable):

  • Perform landscaping duties, including mowing lawns, trimming hedges, and maintaining outdoor areas.

  • Ensure paths, sidewalks, and outdoor common areas are clean and safe.

Qualifications:

  • High school diploma or equivalent; relevant technical certifications or training preferred.

  • Proven experience in facilities maintenance, technical support, or a similar role.

  • Strong understanding of building systems, including electrical, plumbing, and HVAC.

Preferred Skills:

  • Problem-solving skills with the ability to troubleshoot and resolve maintenance issues effectively.

  • Strong communication skills for interacting with team members, residents, and contractors.

  • Ability to work both independently and as part of a team with a strong focus on customer service.

  • Knowledge of safety regulations and best practices in maintenance operations.

Working Conditions:

  • Requires physical ability to perform maintenance tasks, including lifting heavy objects, climbing ladders, and working in various weather conditions.

  • May be required to work evenings, weekends, or on-call shifts for emergency repairs.
