Job Title: Senior Property Accountant
Location: San Fernando, Pampanga
Job Summary:
We are seeking a detail-oriented and experienced Senior Property Accountant to oversee the full range of financial operations for a high-rise residential condominium in San Fernando, Pampanga. The role includes overseeing billing, collections, financial reporting, budgeting, and compliance to ensure accurate and transparent accounting in line with regulatory and corporate standards.
Key Responsibilities:1. Financial Management & Reporting

Prepare and analyze monthly financial statements, including income statements, balance sheets, and cash flow reports.

Generate periodic reports for the Condominium Corporation, Board of Trustees, and management.

Reconcile bank statements, subsidiary ledgers, and general ledger accounts.
2. Billing & Collections
-
Oversee billing of association dues, utilities, penalties, and other charges to unit owners.

Monitor collections and follow up on overdue accounts.

Maintain an accurate accounts receivable aging report and provide updates to management.
3. Budgeting & Forecasting
-
Assist in the preparation and monitoring of annual budgets.

Track actual expenditures against budgeted figures.

Provide variance analysis and financial forecasting to support operational planning.
4. Audit & Compliance
-
Ensure compliance with BIR, SEC, and other statutory reporting requirements.

Coordinate with internal and external auditors during audits.

Maintain proper documentation and filing of financial records for compliance and transparency.
5. Tax & Regulatory Filings
-
Prepare and file BIR reports, including VAT, expanded withholding tax, and income tax returns, among others.

Handle monthly, quarterly, and annual tax remittances and statutory reports.
6. Process Improvement & System Management

Recommend and implement improvements in financial processes, internal controls, and accounting systems.

Utilize property management/accounting software for streamlined operations.
Qualifications:
-
Bachelor's Degree in Accountancy or related field; a CPA license is highly preferred.

At least 2–5 years of solid accounting experience, ideally in property or real estate management.

Knowledgeable in Philippine tax laws, BIR regulations, and financial reporting standards.

Proficient in accounting software (e.g., QuickBooks, Xero, SAP, or property management systems).

Strong analytical, organizational, and communication skills.

High attention to detail, integrity, and confidentiality.

Willing to work on-site in San Fernando, Pampanga.
Preferred Attributes:

Experience in managing condominium corporation finances.

Familiarity with HLURB, SEC, and LGU requirements related to property operations.

Able to work independently and meet deadlines under pressure.
