Key Responsibilities:

Operations & Maintenance

  • Supervise and monitor daily operation of all building systems: electrical, mechanical, HVAC, plumbing, elevators, and fire protection.
  • Ensure preventive and corrective maintenance schedules are implemented and documented.
  • Conduct regular inspections of equipment rooms, common areas, and utilities.
  • Implement energy-saving initiatives and sustainability programs.

Safety & Compliance

  • Ensure compliance with government codes, permits, safety regulations, and condo association policies.
  • Lead emergency preparedness for fire, earthquake, and other contingencies.
  • Ensure proper upkeep of life safety systems (fire alarms, sprinklers, emergency lighting, generators).

Team Management

  • Supervise engineering, technical, and maintenance staff, ensuring productivity and professional conduct.
  • Provide training, mentoring, and performance evaluations of engineering team.
  • Schedule work assignments and manage overtime, shifting, and manpower allocation.

Project & Vendor Coordination

  • Manage and oversee contractors and service providers for specialized works (e.g., elevator maintenance, HVAC servicing).
  • Assist in reviewing and evaluating proposals, quotations, and technical reports.
  • Coordinate with Property Manager on capital expenditure projects and refurbishments.

Administration & Reporting

  • Prepare engineering reports, utility consumption monitoring, and maintenance records.
  • Monitor inventory and request purchase of spare parts, tools, and materials.
  • Recommend budget allocations for equipment upgrades, preventive maintenance, and replacements.

Qualifications:
  • Licensed Mechanical or Electrical Engineer (preferred).
  • At least 5–7 years of progressive engineering/technical experience in property management, hotel, or high-end residential setting.
  • Strong leadership and people management skills.
  • Proficient in building management systems (BMS), energy conservation, and preventive maintenance.
  • Excellent problem-solving, communication, and organizational skills.
  • Customer service-oriented, with professionalism in dealing with residents and stakeholders.
