The Property Management Associate is responsible for assisting in the administration and documentation of property-related matters, including the timely payment of Real Property Taxes (RPT), coordination of other statutory taxes and fees, and safekeeping, updating, and transfer of land titles. He/she ensures compliance with government regulations and maintains accurate records for effective asset management.

Specific Responsibilities

Real Property Tax (RPT) and other taxes.

  • Prepare, process, and monitor payment of Real property taxes (RPT) for company-owned and managed properties
  • Coordinate with the local government units (LGUs) and the Bureau of Internal Revenue (BIR) regarding assessments, penalties, and clearances
  • Maintain updated records of RPT receipts, assessments, and payment schedules.
  • Assist in computation and validation of other real estate-related taxes and feeds.
  • Ensure timely filing of tax payments to avoid penalties or surcharges.

Land Title and Property Documentation

  • Maintain and update the inventory and logbook of land titles, tax declarations, and related property documents.
  • Coordinate with the Registry of Deeds, Assessor's office, and other government agencies for title transfers, annotations of encumbrances, and verification of land ownerships.
  • Facilitate the processing of tax declaration and related property documents after property acquisitions, sale, or transfer
  • Ensure proper documentation and tracking of all movements.

Property Compliance and Coordination

  • Assist in securing necessary permits, certifications, and clearances related to property ownership and management.
  • Support coordination with external partners such as legal counsels, brokers, and government offices.
  • Prepare regular reports on property tax payments, title status, and compliance updates.
  • Participate in audits and due diligence activities related to property assets.

Qualifications

  • Bachelor's degree in Business Administration, Real-Estate Management, Accounting, or any related field of discipline.
  • Preferably with knowledge of property taxation, title transfers procedures, and LGU/BIR regulations.
  • Has strong attention to detail and records management skills
  • Good in communication and coordination skills
  • Must be of good moral character.
