JOB SUMMARY:

Supports the Project Director and Cluster Head in managing and overseeing assigned real estate projects, from land acquisition to project delivery, ensuring alignment with time, cost, and quality objectives. This position is with a real estate company located in Pasay City.

JOB DESCRIPTION

Land Acquisition

  • Prepares initial financial runs to serve as the basis for property acquisition.
  • Coordinates the implementation of technical due diligence for acquired properties in preparation for project conceptual planning.

Project Conceptualization and Planning

  • Participates in the overall planning process.
  • Prepares the project development timeline based on parameters set by the Cluster Head and/or Project Director.
  • Ensures accuracy and completion of project plans, including Concept Design, Schematic Design, Design Development, and Final Construction Drawings.
  • Prepares requirements for permits and licenses prior to project launch and construction.
  • Coordinates launch requirements with Sales and Marketing teams.
  • Prepares project financials and pricing strategy, including pricelist and payment terms.
  • Monitors project scorecards to ensure adherence to budget and financial targets.
  • Prepares approval-to-launch memoranda and ensures readiness for execution.

Project Operations

  • Oversees execution of launch plans.
  • Monitors construction progress and achievement of time, cost, and quality targets.
  • Reviews project financials to ensure profit margin goals are met.
  • Tracks sales and marketing strategies to ensure alignment with approved targets.
  • Recommends corrective actions in case of deviations.

Project Delivery

  • Ensures on-time and seamless turnover of:
  • Residential units to buyers, in coordination with Engineering and Buyer Turnover teams.
  • Common areas and equipment to the Condominium Corporation, in coordination with Engineering and Property Management teams.
  • Leads project close-out activities.
  • Supports Property Management, Buyer Turnover, and Customer Service teams in addressing post-construction and client concerns.
  • Oversees post-construction activities and manages related budgets.

Others

  • Performs other tasks as may be assigned by the immediate superior.

QUALIFICATIONS

  • Bachelor's Degree in Engineering, Business Administration/Management, Economics, Finance, Accountancy, Commerce, or related field.
  • Strong finance and analytical skills; must be capable of completing financial and cash flow assessments.
  • Excellent quantitative, communication, and interpersonal skills.
  • Minimum of 5 years of relevant work experience in real estate project management.

Pay: Php70, Php90,000.00 per month
