Job Summary:

The Business Development Manager will spearhead the brand's physical expansion by identifying, evaluating, and securing high-potential locations for our outdoor kiosks and inline stores. This role is critical for establishing our footprint in the market and is designed for a results-driven individual with a deep understanding of retail real estate and site selection. You will be the primary driver of our location acquisition strategy, from initial market research to final lease negotiation.

This position requires a keen eye for promising retail spaces, strong analytical skills to assess site viability, and expert negotiation abilities. The ideal candidate will have an established network within the commercial leasing community and the entrepreneurial mindset needed to build our brand's presence from the ground up in a fast-paced, startup environment.

Key Responsibilities:

1. Location Scouting & Site Selection (Primary Focus)

  • Proactively identify and source a continuous pipeline of potential locations for outdoor kiosks and inline stores in high-traffic areas such as malls, commercial centers, transit hubs, and lifestyle districts.
  • Conduct thorough on-the-ground site evaluations, analyzing foot traffic, visibility, accessibility, demographics, and co-tenancy to determine site viability.
  • Develop and present comprehensive site proposals to the management team, including data-driven analysis and financial projections to support recommendations.
  • Build and maintain a database of target locations and key real estate contacts.

2. Lease Negotiation & Landlord Relations

  • Initiate contact and build strong, lasting relationships with mall administrators, property managers, leasing agents, and landlords.
  • Lead all aspects of lease negotiations, including rental rates, term lengths, tenant improvements, and other commercial terms to ensure profitability and alignment with company goals.
  • Prepare and deliver compelling proposals and presentations to prospective lessors.
  • Review lease agreements and coordinate with legal counsel to finalize contracts.

3. Market Analysis & Expansion Strategy

  • Research and analyze market trends, competitor locations, and consumer behavior to identify target zones for expansion.
  • Contribute to the development of the company's overall geographic expansion strategy and roadmap.
  • Stay informed about upcoming real estate developments and opportunities that align with the brand's target market.

4. Cross-Functional Collaboration

  • Work closely with the Operations team to ensure potential sites meet technical and logistical requirements for setup and daily operations.
  • Collaborate with the Marketing team to coordinate marketing efforts for new store openings.
  • Provide insights and feedback to the management team regarding market-specific challenges and opportunities.
