Duties and Responsibilities:

  • Identify and recommend strategic store locations that meet company standards and business requirements.
  • Negotiate lease terms, rental rates, and contract conditions with property owners and landlords.
  • Evaluate and approve or reject potential sites that do not align with company requirements.
  • Monitor lease durations and ensure timely renewals or replacements of expiring sites.
  • Manage all legal authorization procedures for store openings and operations.
  • Oversee and ensure quality construction works are compliant with the company's standards.
  • Recommend qualified architects and construction firms for regional projects.
  • Ensure that all construction materials and designs meet company quality and safety standards.
  • Supervise contractors and report any irregularities or non-compliance to the Regional Manager.
  • Coordinate closely with Sales, Area Managers, and Logistics for store layout, access, and operational requirements.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate Management, Architecture, Civil Engineering, or a related field.
  • At least 5 years of experience in site acquisition, lease negotiation, or property development, preferably in the retail or trading industry.
  • Strong background in construction coordination and ensuring compliance with company standards.
  • Excellent negotiation and communication skills for dealing with landlords, contractors, and internal stakeholders.
  • Strong analytical and decision-making skills in evaluating site potential and negotiating terms.
  • Proven ability to manage multiple projects simultaneously and deliver results within tight deadlines.
  • Willing to relocate or work in the Bicol Region.

Job Type: Full-time

Pay: Php100, Php120,000.00 per month
